A new and exciting job opportunity has arisen for a Clerk of Works to join First Garden Cities Homes.


The Clerk of Works is a new, varied and interesting role working across our Asset Management and Development & New Business teams.

You will use your knowledge and experience to review technical and material specifications, ensure quality of works is delivered in line with scope of works and with contractual expectations.


The Clerk of Works will be responsible for ensuring at all construction work is carried out to the highest standards, in accordance with approved specifications and drawings.

You will also monitor progress and quality and report any issues to the relevant project manager.

Key responsibilities:_


Quality Control:


  • Carry out inspections of construction works to ensure that work is in the required quality, specification and meets contract and legislative requirements.
  • Liaise with the Head of Asset Delivery, Head of Development & New Business and other members of the team to assist the smooth running of the project.
  • Attend periodic site meetings and any other project meetings as necessary.
  • Complete and distribute regular written reports on site progress, site welfare and quality control across the teams
  • Attend snagging inspections with the developer and employer's agent, working closely with internal teams to coordinate successful handover of new properties in accordance with organisation's handover procedures.
  • Track and monitor defect performance on projects
  • Attend and liaise with the Employers Agent for defects liability inspections and all works are successfully signed off.
  • Assist with technical specification of works documents for tendering of major works projects.
  • Assist with carrying out inspections of major works projects, to ensure quality of work for kitchen, bathroom, roofing, windows, and doors programmes
  • Ensure contract is adhering to all Health & Safety Regulations by carrying out regular safety inspections.
  • Ensure all construction and major works projects adhere to Building Control Regulations and Fire Safety Regulations.

Work with the Professional Team (New Build):

  • Support the Head of Development & new Business ensuring the standards of work and materials are as specified approved contract information.
  • Act on behalf of the Head of Development & new Business in respect of site problems and defects in works under construction.
  • Advise on standards of quality, finish and compliance with the specification and keeping within the money being expended.

Work with the Asset Management Team:

  • Support the Head of Asset Delivery and the Planned & Major Works Surveyor in delivering a Planned Works Programme, ensuring works are completed to correct specification and standard.
  • Assist in the monitoring of any contract variations, verifying whether variations are justified, and authorising as appropriate.
  • Assist in monitoring Contractor performance in terms of adherence to health & Safety legislation and the organisation's Code of Conduct for Contractors.
  • Support in the formulation of Specification of Works for specific projects.

Liaison and Customer Service:


  • Demonstrate all systems and other technology to residents moving in their new homes.
  • Attend to defects during the Defects Liability period where these are deemed to be of a serious nature and effectively liaise with the resident, contractor and the Resident Services team to a satisfactory conclusion.
  • Ensure a high level of customer service is provided at all times to internal and external customers
  • Support the Head of Development & New Business and the Head of Asset Delivery with regular review of the New Homes Design Brief and Employers Requirements.

General:


  • Carry out additional responsibilities reasonably associated with the post title and postholder's capabilities.

It is essential you have:


  • A minimum of 5 years of relevant experience to work fully independent and competently in this role
  • A background of holding previous jobs such as a Clerk of Woks, Employers Agent, Customer Care Manager, Building Control Inspection, Building Warranty Inspector, Site Manager/Project Manager, or a role within planned maintenance/new build development
  • Previous work within social housing, social housing consultancies, or building contractor or housebuilder
  • A thorough understanding of construction methods, accepted good practice and all legislative requirements
  • Proven ability to inspect construction work and assess and implement appropriate action
  • Ability to communicate with empathy and authority to achieve buyinto objectives and support a smooth customer experience for the service
  • Good listening and negotiating skills
  • Ability to work accurately meeting tight deadline
