Our client, based in Essex, is currently recruiting for a Principal Property Lawyer on a Permanent basis.

The position is due to start immediately on a full-time basis. The annual salary ranges from £52,076 to £56,520 but is negotiable based on experience for this position.

Duties will include (but not limited to):

  • Being the Council's expert for all matters relating to land and property law, providing technical and professional advice to officers and members in this area of law and contribute generally to the overall direction of the Service
  • Undertaking and advising on all aspects of residential and commercial conveyancing and associated matters Such as, but not limited to drafting commercial leases, lease extensions, licences to assign, rent reviews, notices under the Landlord and Tenant Acts,in addition to undertaking and advising on land/property acquisitions and disposals on behalf of the Council
  • Coordinating and supervising external Solicitors undertaking this work on behalf of EFDC
  • Participating in project groups within the Council to advice on the property law aspects and coordinate other legal advice that may be required for the project
  • Being on the Legal Service Rota to attend licensing hearings to advise officers and members
  • Ensuring the Council undertakes its property functions within its statutory obligations upholding the Council's governance mechanisms, ensuring operational effectiveness, probity, equality and open government are maintained
  • Attending licensing hearings as legal advisor
  • Taking personal responsibility for ensuring excellent services are provided to our client departments
  • Upholding the Council's values and behaviours and proactively promote these across the corporate arena and in partnership working
  • Developing, managing and sustaining positive working relationships with officers across the Council
  • Being the lead officer in relation to all conveyancing and property law matters, to coordinate legal action in this area whether personally or instructing external legal support, ranging from drafting commercial leases and licenses in addition to advisingon major property transactions
  • Assisting Legal Services to maintain it Lexcel Accredited status with the Law Society
  • Contributing to and implement a strong vision for the service area, through operational strategies and business planning which deliver ambitious, innovative and forwardthinking approaches
  • Deputising for the Service Manager as appropriate

Experience required:

  • Dealing with complex land transactions
  • Drafting commercial leases, licences to assign, rent reviews and notices under the Landlord and Tenant Acts
  • Dealing with agreements relating to residential properties, including drafting and granting miscellaneous tenancies and licences
  • Drafting deeds of rectification, easements, wayleaves and release of covenants
  • Advising on regeneration projects on the property law aspects and bringing in other legal expertise as appropriate
  • Licensing law, or willingness to be trained in this area of law
