The Property team is responsible for helping to deliver ambitious investment programmes to upgrade infrastructure; transforming how people travel and creating a better railway for all

The team provide the region with a high-quality professional service maximising the returns and efficiencies from a diverse portfolio of assets as well as ensuring the safe operation and improvement of the railway by acquiring access rights and land

Property is key to deliver Network Rail's ambitions for the railway: "to provide a safe, reliable and efficient railway fit for the 21st century". Our extensive & diverse portfolio includes prime retail units, freight sites, business space, offices & depots. The property team provide a range of professional services including, Town Planning, Compulsory Purchase, Land Strategy, Development, Landlord & Tenant, Acquisitions & Disposals

As a Technical Surveyor in the accommodation strategy team your role is to assist the team to create and implement effective and efficient Estates Strategies to support operational delivery. Effective property review and liaison with stakeholders to assess the current and future accommodation requirements is fundamental, together with a track record of effective property management, asset rationalisation and restructuring to maximise efficiency and operational benefit

The role will be based in ether York, Stratford, or Derby with travel throughout the Region.

Key Accountabilities

  • Main contact for all property specific, lease and financial queries in respect of a portfolio of industrial and office assets.
  • Liaise with Landlords, Tenants, internal and external parties as required to resolve property issues.
  • Support the development and implementation of effective office, depot and access point property strategies throughout the Eastern Region assisting operational delivery in the North & East, East Midlands, East Coast and Anglia Routes.
  • Support the review of all operational and nonoperational land and buildings to determine current and future requirements and developing rationalisation and delivery plans in conjunction with key stakeholders.
  • Support the close working with other Train Operators and Freight operators to identify opportunities for joint working and wider industry efficiencies.
  • Assist in identifying opportunities for the disposal of surplus assets to incorporate within a capital receipts programme for the next 5 years.
  • Analyse and query estates expenditure and service charge, insurance certification.
  • Perform Horizon inputs and perform lease reading exercises as required.
  • Collate base data and support the implementation of an asset management system to improve performance and reduce cost.
  • Support the budgeting/forecasting of portfolio events and expenditure.
  • Prepare detailed reports for senior management and the Property Panel.
  • Support the implementation of a regime of property performance management.
  • Work collaboratively with a team of property professionals.
  • To make Sustainability a key element of all activities being delivered.
  • Support the delivery of a range of complex professional property services including acquisitions and disposals.
  • Develop and maintain effective working relationships with internal colleagues, consultants and external bodies to ensure an efficient and effective delivery of the client remit.
