Our client seeks a high calibre experienced Property Manager for their offices in Melksham, Wiltshire.The Role
This role is to work with a team to manage a portfolio of commercial properties and service charges.
Ensuring that high levels of service are offered to their clients and to support the lettings team in growing and retaining business.
- Acting as the main point of contact for their tenants and landlords who require support throughout the duration of their tenancy.
- Building and maintaining relationships with their clients and delivering exceptional customer service.
- Ensuring that properties comply with current legislation (e.g. EPC's, fire risk assessments, asbestos management plans as appropriate)
- Carry out property inspections
- Liaising with contractors, FM or building surveyors to ensure any repair, redecoration or refurbishment are resolved in a timely manner
- Liaising with third party professionals for end of tenancy dilapidations
- Approve service charge year end reconciliations in accordance with RICS guidelines / client instruction
- Manage the transition of client/properties in and out of management
- Responsibility for ensuring that all necessary insurance reinstatement valuations are undertaken, providing accurate insurance data to broker for renewal and ensuring that all
- Identify opportunities for providing additional services to clients
- Attending client meetings and carrying out actions arising
- Responsibility for arranging and chairing occupier meetings when required, ensuring client feedback following the meetings and carrying out all actions arising
- Responsibility for taking the appropriate action in response to any legal notice received in relation to a managed property
- Managing and organising own inbox and answering telephone calls
- General administration tasks such as processing contractor invoices
- Keeping accurate records and notes on our systems to maintain audit trails.
- Point of contact for Tenants, Landlords and Contractors
- Manage own inbox and booking appointments for own diary
- Answering telephone calls
- 10% Agency take ons
- Up to date knowledge of current lettings legislation and landlord / tenant laws.
- Understanding of the 1954 Landlord & Tenant Act
- RICS Professional statement Service charges in commercial property
- Experience of managing a large portfolio of properties.
- Ability to prioritise and organise own workload and adhere to deadlines.
- Able to work as part of a team and alone.
- Strong written and verbal communication skills.
- Articulate, professional and well accustomed to a client facing role
- Working knowledge of Microsoft packages and good keyboard skills
- RICS qualification is ideal
- Experience of working in a fast paced, busy environment.
- A positive and adaptive attitude to help the team achieve their goals.
- Full driving license required
