    Plumber

    Location:London Zoo

    Salary:40000

    Hours: MondayFriday 40 HPW

    As the Maintenance Plumber you willwork closely with the Site Manager and Helpdesk Coordinator. Youwill be responsible for the timely and accurate complete of therelevant PPM tasks allocated to you

    Keyduties:

    • Carrying out PPMs includingbut not limited to:
      • Low Usage WaterFlushing
      • TapTemperatures
      • ShowerDescale
      • Water Meterreads
    • To inspect thecondition of services and proactively deal with call outs/repairsas required and/or requested by management.
    • Toattend emergencies inside and outside of normal working hours(following probation period and when on oncallrota).
    • Keep and maintain all company issuedtools in a safe and working condition.
    • To carryout activities such as but not limited to dealing with blockeddrains toilets leaking taps replacement toilet seats andflushes.
    • Ensuring records for tasks arecompleted and tasks and hours updated on the CAFM system using PDAtechnology
    • Raising noncompliances foundrelating to tasks;
    • Assisting other tradesas/when required;
    • Any other reasonable dutiesas required.

    PASMAand IPAF training would be desirable but training can begiven.

    Experience

    Thejob holder will be required to have experience within buildingmaintenance and construction working practices and proceduresespecially matters concerning Health &Safety.

    InterpersonalSkills

    When dealing with clientpersonnel and at all levels the job holder must use tact anddiplomacy in order to get cooperation from client personnel andwhen dealing withvisitors.

    Responsibility

    HumanResource Management

    The job holder isresponsible for checking on the quality of their work andsupervising less experienced staff whenrequired.

    Physical ResourceManagement

    • The job holderis responsible for the care of tools plant and machinery whilst intheir use whether the property belongs to the client orPareto.
    • Confidentiality isrequired on all matters that are attaining to Pareto and theclient.
    • The quality of thepost holders work can have an indirect effect on animal care e.g.quality of work within animalenclosures.

    Communication

    Communicationis oral / written and mostly internal with the site manager andclients staff. Communication is generally straight forward. Fromtime to time the job holder will liaise with contractors workinginside of the clients sites or areas of responsibility and at timeswithvisitors.

    Liaison

    Theclients image can be affected by the job holders dealings withvisitors and the media. While in dealings with the clientspersonnel at all levels the clients costs and operationalefficiency are influenced the post holder also has a requirement toliaise with inspectors and governing bodies that may come to theclients sites or areas ofresponsibility.

    MentalDemands

    Judgement andDecision Making

    Work is allocated tothe job holder who in most cases decides how to tackle it sometimeswith the help of specifications and drawings. There is consultationwithin the team regarding the work plan. From time to time the jobholder is requested to change work priorities. Routine decisionsare made daily based either on personal experience own initiativeor following discussions with the clients appointedcontact.

    Original thought and problemsolving

    Many tasks involve originalthought. Common problems arising are usually technical in natureand are solved independently using past experience and knowledgeand sometimes there is a need for design. On occasion help will besought from the Site Manager or Clients appointed contact regardingunusualproblems.

    Concentration

    Thereis a need to be alert at all times but a particularly high level ofconcentration is required when working on machinery and specificdetail needs to be paid to Health & Safetyguidelines.

    The clients unique environmentrequires extra concentration and due diligence to Health and Safetyand locking procedures especially with regard to working in oraround any animal enclosure. On occasion during an emergency a loneworking environment may exist and due diligence to lone workingprocedures must be always adheredto.

    Flexibility

    Taskscover a wide range of activities. The number of interruptions dailyis very variable. These are always from internal sources usuallythe Site Manager or other Pareto staff. Depending on priorities thejob holder will either respond immediately or deal with the matterat a later date. The post holder may be asked to carry out tasksoutside of their generalduties.

    WorkingConditions

    The job holder isrequired to work in a variety of conditions these may be outside inthe presence of animals and adverse weather conditions the postholder is also exposed to dirt (in animal houses and drains)personal risk (especially with machines) noise (eg machinery) andpollution (eg. dust).
