    Description

    Main Objectives:

    1. To ensure allocated developments are supported to allow delivery on time, on budget and inline with the expectations.

    2. To ensure that the build is compliant with all relevant specifications and statutory requirements.

    3. Provide technical support to the construction and development teams.

    Key Responsibilities: Pre-Construction & Design

    1. Review existing scopes of work with consultant team and prepare scopes for consultants.

    2. Coordinate and host regular Design Team Meetings to ensure all designs and items of risk are being effectively managed. Maintain action trackers and circulate meeting minutes from each DTM. Prepare and maintain a risk register.

    3. Prepare formal project status reports for circulation to Head of Design, Directors and internal project team.

    4. Work closely with internal teams and consultant teams to ensure a timely discharge of pre-commencement conditions in order to comply with the development build programme.

    5. Review the S106 agreement and ensure all relevant design elements are being complied with at all times.

    6. Prepare and take ownership of the planning tracker and ensure remaining conditions are discharged in a proactive and efficient manner. Maintain planning trackers in a clear manner which show statuses and clear separation between different development parcels where partial discharge conditions are obtained.

    7. Support the development and commercial team to ensure that accurate development costings are prepared taking into consideration any technical requirements that may impact the particular type of construction being proposed.

    8. Ensure that working drawings are in compliance with the approved planning consent, contract specifications, building regulations, new home warranty requirements and any other relevant standard.

    9. Support the Commercial team to procure the multi utility contractor, review utility quotes and take the lead on obtaining and providing all information required to ensure timely placement and achievement of designs.

    10. Prepare and obtain submissions to Openreach and Virgin to secure new infrastructure designs and agreements.

    11. Ensure that all statutory enquiries, crossovers, sewer connections and other section agreements are submitted and pursued for their timely return and agreement.

    12. Obtain New Home Warranty and Building Control quotations and manage appointment of these providers.

    13. Ensure the preparation of all required Temporary Work designs in conjunction with consultant team, Health & Safety Department and Site Teams.

    14. Monitor and control all production information in close liaison with the project QS, development team and construction department to ensure tight cost controls are maintained and information is produced in line with target costs.

    15. Using the DMS review and provide approval to all drawings to show the content has been reviewed and complies with building regulations and any other relevant standards. Where drawings / documents do not comply with relevant standards reject and work with relevant consultant / design sub-contractor to obtain a compliant design.

    16. Manage the distribution of preliminary, construction and as built information internally with the Document Controller (where applicable), address any feedback provided from other departments and produce a high quality, fully co-ordinated design package.

    17. Review Building Control specification document prepared by the Architect to ensure it accurately reflects the proposed materials, the standard details and any other contract specific requirements.

    18. Review designs for compliance with fire stopping requirements, prepare fire stopping specifications and work with quality and construction teams to ensure compliance across developments.

    19. Review materials being used during the development to ensure compliance with the approved planning consent, building regulations, contract requirements and any other relevant standard. Procure product datasheets and other documentation to support this and store within the development record.

    20. Communicate material specifications to Procurement and Commercial, ensuring that where trade specifications are produced materials specified comply with that set out.

    21. Work with the document controller to ensure material schedules are populated.

    22. Prepare land registry compliant drawings for plot sales across the development as required.

    During Construction

    1. Support the commercial team to produce trade specifications that comply with all relevant standards. Undertake review of trade specifications to ensure compliance with relevant standards.

    2. Review all sub-contractor design to ensure compliance with the approved planning consent, building regulations, new home warranty requirements, contract requirements and any other relevant standard.

    3. Attend any specialist suppler and subcontract meetings as required.

    4. Undertake regular visits to sites to ensure that materials being used are as per the prepared material specifications and that technical details are being constructed as per approved details.

    5. Work with Construction Director, Design Manager and Contract Managers to ensure sufficient technical construction details are available to the site teams and where queries are raised work with Construction Director / Design Manager to resolve.

    6. Ensure Building Regulation and Warranty conditions are cleared without delay to the project and without risk to the business.

    Post Construction

    1. Ensure as-built drawings are received in line with contract requirements so as not to delay handover.

    2. Work through Section Agreements to ensure timely issuing of adoption certificates. To be considered for this role you should have:


    • Good operating knowledge of the development and technical design process


    • Proven knowledge of detailed design for residential schemes utilising different forms of construction including light weight steel frame, traditional steel frame, timber frame and masonry


    • Be able to question and query design information across all disciplines


    • Architectural or engineering background with the ability to use AutoCad would be beneficial


    • Solid understanding of statutory requirements, including Building Regulations and LABC warranty standards


    • An ability to understand and interrogate design and project programmes


    • Educated to a degree level or in possession of a relevant professional qualification


    • Able to communicate with all disciplines at all levels


    • Well organised and capable of organising others


    • High level of attention to detail


    • Able to manage people, processes and time


    • Strong team player with excellent communication skills.
