Role of the Property Manager


Responsible for delivering a professional, flexible, and proactive service to our Landlords and Tenants, and be able to appease them when things go wrong.


Whilst you will be primarily responsible for your own portfolio,still a TEAM and are required to act and work together.


Being responsible for all aspect of the properties within your portfolio from winning new business to closing a tenancy down.

You must be responsible for managing your time with others and all appointments, inspections, visits etc must be recorded on Universaland fixflo for safety and security.

Letting your Portfolio


Prior to letting ensure you have an up to date Management Contract between our client and the Landlord including a copy of the Landlords passport and a copy of a utility bill valid for within 3 months of the Management Contract date as well as proof of ownershipof the property for Money Laundering purposes.

If an HMO license is applicable, then you need a copy of this also.


Carry out an inspection of the property to check no works are required prior to letting it and to achieve the maximum amount of rental for the Landlord.

Make sure you allow adequate time to carry out any works after the Tenants vacates and the new Tenantsmove in.


When suitable Tenants have been found by the Letting Team you are required to then obtain references, compiling and completing the Tenancy Agreement, obtaining the rental and deposit, complying with the Right to Rent Act and signing the Tenancy for the Landlord.

Lodging deposits and and obtaining a signature on the Deposit certificate for both DPS and My. Changing over utility supplies.


Other roles and responsibilities:

  • Moving Tenants in
  • Rent
  • Inspections
  • Maintenance/ Emergency Maintenance and Safety Certificates/HMO license
  • Renewing Tenancies
  • End of Tenancy


Meetings - You will be required to have a monthly meeting with the Office Manager to go over issues raised, problems etc.

Qualifications.

To obtain to a minimum ARLA level 3 qualification as soon as permitted and be required to maintain the level of CPD as required by ARLA or the appropriate body and to undertake any other qualification that become required.


New Business - As an incentive to obtain and increase your Property portfolio where you win new business and convert this to an active Tenancy you will receive the first month's management commission (less VAT).


The Office dress code is smart and professional so white shirts/blouses which can be short or long sleeves, black jumper or cardigan with black trousers/skirts but no leggings.

Black shoes but no trainers or flipflops.


Salary:
£30k - £35k basic DOE

Hours:
Monday - Friday 9:30am - 6pm
