The expanding Seniors Housing team has 2 valuer positions available, at Senior Surveyor / Associate level.

Based in our London Head Office, the Seniors Housing team are part of the firm's highly successful Residential Development and Investment Division.

Senior Housing sits between general housing and care homes. The proposition provides seniors with self-contained apartments which offer an independent lifestyle alongside care and support.

Housing with care is an emerging sector with recent investment from Goldman Sachs, L&G, AXA IM and Schroders.

The sector is in a development phase with equity seeking to invest and is part of the growing institutional investment into residential sub sectors in the UK.

The team advise across the full range of operators and price points, from Registered Providers to premium schemes in central London.

A significant amount of the work will be on developments, providing valuation advice to lenders, equity and developers but we also value operating assets.

We take a highly collaborative approach drawing on the depth of resources in Knight Frank across Research, Healthcare, Capital Markets and our sales and lettings offices across the UK.


Responsibilities/Role

Valuation & Advisory

  • Working as part of a team to service valuation and advisory workstreams.
  • The role offers the opportunity to focus on the sector and provide valuations for different purposes across a range of price points.
  • Responsibility for the valuation of senior housing developments to include residual appraisals, GDV's, trading valuations, assignment fee valuations (by DCF method).
  • Preparing and issuing reports to advise on value including valuations for development finance, financial reporting, acquisition and viability.
  • The role will require competence in residual appraisals, detailed cash flow analysis and excellent report writing skills.
  • Working with the wider Knight Frank network across Residential Development, Healthcare, and regional colleagues.
  • Unit pricing of schemes.
  • Advising on senior living rentals as this part of the sector grows.
  • Prepare and manage fee quotes, pitches and client updates.

Career Experience

  • 2 year + post qualified valuation experience including writing valuation reports and working as part of a team.
  • Seniors housing experience or alternatively experience in PRS, healthcare, student, affordable, viability or residential development.

Particular Aptitudes/Skills Required

  • Analytical approach with attention to detail and a good work ethic.
  • Able to work under pressure and deliver high quality work.
  • Strong communication skills written and verbal are essential.
  • Willingness and flexibility to work as part of a team.
  • Proficient with Argus Developer, Excel, PowerPoint and Word.
  • Interest in the seniors housing sector.
  • Knowledge and understanding of real estate market.
  • Proactive approach to business generation.
  • Ability to build relationships with colleagues throughout Knight Frank.
  • A professional and helpful manner and a genuine interest in property.
  • Ability to assess, understand and explain drivers of value.
  • This position will ideally suit a selfmotivated, well presented individual with a proven background in organisation, cash flow analysis and property due diligence.
