- Implement and manage standard JCT contracts across multiple highend construction projects.
- Ensure compliance with contractual obligations and ACT's processes and procedures.
- Review and issue EOT claims as necessary.
- Lead client meetings and maintain regular contact with clients to ensure satisfaction and address concerns.
- Facilitate communication between clients, consultants, and the project team.
- Ensure all stakeholders are kept informed of project progress, changes, and issues.
- Lead and manage internal project teams to ensure effective execution of project plans.
- Foster a collaborative and productive team environment.
- Monitor team performance and provide guidance and support to achieve project objectives.
- Select, appoint, and manage subcontractors for various projects.
- Ensure subcontractors comply with contractual terms and conditions.
- Monitor subcontractor performance and address any issues promptly.
- Oversee the overall construction programme and planning activities.
- Identify detailed project schedules and ensure timely execution.
- Conduct potential delays and implement corrective actions to keep projects on track.
- Ensure the commercial success of projects by managing budgets, costs, and financial performance.
- Identify and mitigate project risks to minimize impact on project delivery.
- Conduct regular financial reviews and report on project profitability.
- Maintain high standards of Health and Safety across all responsible projects.
- Ensure compliance with all relevant H&S regulations and company policies.
- Conduct regular H&S audits and address any issues promptly.
- Proven experience as a Contracts Manager in highend residential construction.
- Indepth knowledge of JCT contracts and construction law.
- Strong project management and planning skills.
- Excellent leadership and team management abilities.
- Strong commercial acumen and risk management skills.
- Excellent communication and negotiation skills.
- Proficiency in project management software and tools.
- Comprehensive understanding of Health and Safety regulations in construction.
- Professional certifications such as MRICS, MCIOB, or PMP.
- Experience with highend residential projects in a similar role.

Description
About:
As a Contracts Manager at ACT you will oversee the implementation of standard JCT contracts across multiple high-end residential construction projects.
You will lead client meetings, maintain client contact, and facilitate communication with consultants. Your role includes controlling the overall construction programme and planning, reviewing, and issuing Extension of Time (EOT) claims.
You will be responsible for the commercial success and risk management of projects while maintaining high standards of Health and Safety (H&S).
