Over the next five years, we aim to deliver 2,103 new homes as part of our Homes England 21-26 Programme, with a further 2,900 homes to be delivered as part of our Business Plan which runs all the way until 2030.

Onward was also recently named one of the top 50 Biggest Builders in housing.


Due to this continued growth and expansion of Onward Homes we are seeking to appoint an
Assistant Director - Pre Construction and Growth to lead and deliver all pre construction and technical elements of new development opportunities across the northwest of England.

In addition the role will focus on our commitment to customer care and the management of defects.


Key responsibilities

Growth Strategy


Lead the development and delivery of land and development opportunities through options, land acquisition of land, JVs, or partnerships that allow Onward to deliver its Strategic Partnership with Homes England to ensure Onward delivers its 5,000 new homes targets.


Pre-Construction


Lead on all pre-construction elements of our growth business including financial appraisal, land transactions, due diligence, the effective management of consultants and suppliers ensuring best value is obtained.


Technical & Customer
Ensure technical and commercial elements of new opportunities are fully explored, costed and risk assessed. Lead and manage the customer care team with respect to defects and post construction customer management.


Partnerships


Create and effectively manage key relationships and partnerships with landowners, developers, promotors, house builders that Onward will require to successfully deliver our development programme.

Act as an ambassador and promote Onward's objectives and values to support the delivery of the growth targets.


Collaboration


Work with colleagues across Onward to optimise schemes in line with Onward's objectives, ensure value and the required level return in our financial parameters and hurdle rates.

Ensure all schemes are handed over to development teams and contractors construction team with a clear, comprehensive brief that ensures their successful delivery.


Budgets


Ensure the effective management of budgets under your responsibilities are effectively managed, value for money achieved and abortive costs minimised.


Leadership & Line Management
Deputise for the Director for Growth & Regeneration as required at management, committee and external meetings. Adopt and comply with strategy and regulatory requirements and Onwards policies and procedures. Provide line management and leadership to direct reports, managing resources to ensure that objectives are achieved.


Essential:


  • Demonstrable track record in the of successfully leadership and delivering preconstruction and growth programmes on a regional geographical basis.
  • Proven track record and knowledge of delivering best value and achieving financial and growth targets
  • Demonstrable knowledge of housing development in a commercial organisation including land acquisition, scheme appraisal, optimisation and due diligence. Strong technical skills and experience required in bringing development opportunities to fruition.
  • Proven experience of leading a high performing team within a challenging environment
  • Understanding of Health and Safety requirements including CDM.
  • Experience of successfully managing budgets of a similar size and complexity.
  • Experience building strong relationships with internal, external partners and stakeholders.
  • Experience of leading and managing teams including setting objectives, performance targets and delivery.


  • IT skills

  • Microsoft office up to intermediate level.

Essential Qualifications:


  • RICS Membership
  • Degree Qualified in a relevant Property Development discipline
