- Direct line management of the internal Housekeeping Supervisor and Health Club Manager.
- Direct contract and performance management of all soft services, including Yard & Estate cleaning, Landscaping, Window cleaning, Pest control and Irrigation services.
- Line Management of site property team, including Administrator and Co-Ordinator
- Management of Lease and estate rule breaches, including Infringement process.
- Support, managing, motivating, inspiring, encouraging and developing the site staff directly under your supervision and enable and allow them to deliver confidently and consistently an ever-evolving residential lifestyle experience across.
- Manage resident LCI tickets, registrations and queries directed to the PM team.
- Support the Property Director in any required property management related matters.
- Ensure appropriate and adequate staffing levels within your team, work closely with the Talent Team interviewing, hiring and training.
- Communicate and implement changes to improve overall site performance and ensure adherence.
- Ensure the provision of services and facilities is delivered throughout every aspect of the residential operation positioning Ballymore as the industry market leader, with a strong emphasis on the residents' service experience, planned preventative maintenance, security and safety and the property asset management.
- Ensure compliance with all relevant laws, legislation and obligations applicable to our sector. To have a thorough understanding of the Landlord & Tenant Act 1985 legislation, health & safety and employment legislation, as well as awareness of obligations covered under the leases and management agreements.
- Ensuring all Estate and property inspections, ensuring weekly block and estate inspections are completed, correctly logged and that all actions are followed/actioned.
- Assist the Property Director in the local management of leasehold matters including private leases, leasing infringements and licences, etc.
- Support in answering all service charge and lease related queries, resolving any disputes, and liaising with central accounts and credit control teams where necessary.
- Manage all stage one site specific customer complaints.
- At times deputising for the PD, liaising with all commercial occupants, including English National Ballet.
- Landlord Liabilities - Maintaining and updating the schedule (to be submitted & reviewed monthly)
- Support the delivery of both small and large projects, including Section 20 applicable works
- 3-5 years Property Management Experience
- Knowledge of the Landlord and tenant Act 1985
- Good understanding of Leases / Section 20 process / Section 20b and Service Charge Accounts.
- AIRPM member accreditation essential or Industry relevant qualification such as AssocRICS, NEBOSH National Certificate in Occupational Safety and Health, or be prepared to obtain.
- Strong track record of working collaboratively, diplomatically and effectively with a wide range of people.
- Knowledge and experience of Soft services, Housekeeping and leisure & fitness operations
- Good knowledge of Health & Safety Management in Leisure and mixed-use facilities.
- Experience of leading both in house and externally contracted services in a complex multi-site environment.
- Ability to drive organisational and cultural change to create a sense of community.
