    Description

    Our client, one of the UK's leading Investment Management funds have a requirement for a hands on Asset Manager to join their growing UK Asset Management team.

    All the relevant skills, qualifications and experience that a successful applicant will need are listed in the following description.

    Candidates with experience in Industrial & Logistics will have a distinct advantage.

    Responsibilities

    • \tVarious asset management related tasks including new lettings, lease renewals, rent reviews, lease expiries, surrenders, forfeitures, lease regears and client reporting
    • \tAsset management of own portfolio of Industrial assets
    • \tDeveloping and implementing value-add asset management strategies
    • \tFormulating and implementing annual business plans for each asset
    • \tIdentification and execution of strategies to reduce void costs and shortfalls on own assets
    • \tEnsuring the accuracy of tenancy data of own assets from onboarding to disposal
    • \tEnsuring maximum rent collection across own assets
    • \tManaging third party service providers including: letting agents, solicitors, property managers and building surveyors across own assets
    • \tAbility to financially appraise viability of capex projects
    • \tImplementing and overseeing refurbishment programmes and asset repositioning
    • \tInspection of assets and progression of any resulting actions which may include issues of repair, occupation and common parts management
    • \tReview and approval of service charge budgets
    • \tInvoice approvals
    • \tOverseeing and ensuring Health and Safety compliance across own assets
    • \tAssisting in the sourcing, modelling, inspecting and carrying out required due diligence for UK acquisitions
    • \tExtensive travel to visit assets
    Essentials:
    • \tMRICS
    • \tCommercial acumen
    • \tWorking knowledge of Landlord and Tenant legislation
    • \tStrong communication and negotiation skills
    • \tDedicated work ethic
    • \tIntermediate MS Office skills
    • \tAbility to deliver value-add across a variety of real estate asset classes
    • \tArticulate and numerate with good analytical skills
    • \tMotivated with rigorous attention to detail and a high degree of accuracy
    • \tTeam player who thrives in a fast-paced environment and can juggle multiple priorities simultaneously
    • \tExperience in the production of reports for senior colleagues and/or clients
