Description
Personally undertake general craftsperson and maintenance support worker duties to ensure continuity of service provision on an ad-hoc basis.

Responsible for ensuring timely completion of PPM (Planned Preventative Maintenance) and reactive works, including any associated documentation / recording requirements.

Utilise FM software (e.g. MICAD) reports to ensure adequate operative resourcing to complete PPM and reactive works.

Ensures Estates Statutory Compliance e.g.

Water Safety (Legionella control) and Electrical Safety, Medical Gases, HVAC, Pressure Systems and other HTM (Health Technical Memorandum) disciplines as required.

Works collaboratively with the other Estates Managers, and provides cover for them for period of leave etc. Authorised signatory for financial transactions e.g.

purchase orders, petty cash and goods received. Assists with estates maintenance contract procurement and management and attends regular meetings.

Utilise electronic systems such as e-procurement for ordering supplies / contractor services, e-roster for staff expenses / claims / leave, ESR for staff records, etc.

Maintain and ensure an adequate trade on-call rota Review contractor returned documents RAMS, completed work documents (paperwork or electronic) and take actions as appropriate.

Undertake training as required for AP (Appointed Person), RP (Responsible Person) CP (Competent Person) appointments in line with HTM (Health Technical Memorandum) requirements and issue relevant permits, assist with AE (Authorising Engineer) audits and action plans.

Ensure the efficient and safe operation of all buildings and engineering plant, equipment and services; including statutory inspections governing pressure vessels, lifts, hoists, medical gas pipeline systems, water systems, medical devices, ventilation, electrical (HV/LV), etc., operation and issue of permit to work systems and other safe systems of work.

Ensure the Control of Contractors policy is being implemented through review and regular audit, and carry out necessary contractor on site inductions.

Maintain electronic and other forms of records as required to demonstrate compliance and regularly self-audit such for adherence.

Supervise programmed planned maintenance schemes such as painting programmes, contractor PPMs and water/electrical remedial action plans.

Responsible for promoting a positive work culture. Responsible for maintaining own core competences and CPD register along with supporting department wide training and development needs. Input electronic timesheet data and verify/approve teams in such systems. Authorising staff leave, pay and expenses via E systems.

Carrying out staff appraisals and ensure completed in line with policy KPIs. Monitor Statutory and Mandatory training requirements of Tradestaff in line with trust policies, H&S Regulations and HTMs. Monitor sickness and carry out reviews as required in line with the Trusts Policies and Procedures.

Communicating and cascading relevant information to staff and team, some of which may be complex with barriers to understanding Delivering Directorate Training as required.


Establishes key performance indicators for the maintenance service, utilising management reports from the Estates Computer Aided Facilities Management (CAFM) systems e.g.

Micad, taking corrective action to rectify poor performance where necessary. Overseeing disciplinary, grievance and performance matters in line with the Trusts Policies and Procedures.

Ensuring that duties are planned, managed and operated across the locality within a concept of flexibility, efficiency and customer care.

Ensuring that team members comply and adhere to all relevant policies and procedures. Mentoring and supporting apprentices and trainees engaged in activities within the team. Promoting best practice within the team in terms of Equality and Diversity. Promoting the development of staff competences related to empowerment and self-monitoring initiatives.

Assist with the Recruiting and selection of team members. Setting and following standards leading by example. Supporting the personal and career development of staff. Supporting the trust wide Estates & Facilities staff in developing and promoting uniform standards and efficiencies.
