About the Role and Person

As a Maintenance Surveyor, you will be delivering a comprehensive, good quality responsive repairs and maintenance service to Accent's customers.

To do this, you'll be taking responsibility for a full range of technical surveying duties including surveying, specifying, and managing repair and void works.

You'll also be required to work with other members within the Property Services team to ensure contractors provide a quality and cost-effective service to Accent customers.


A summary of your role involves:

  • Attend properties to carry out inspections and assess damage/disrepair (including voids); establish its cause and determine responsibility (Accent, Customer, Contractor).
  • Identify existing and potential future maintenance issues and report them to the Property Services Team. This includes immediate repair problems and items to be included in future work programmes. Suggest improvements to individual properties and neighbourhoods to encourage sustainable communities; offer options for problem solving these issues.
  • Supervise contractors work onsite as necessary and report concerns regarding performance and conduct to the Building Services Manager.
  • Ensure that Accent achieves value for money in its maintenance, through contract works and by using schedule of rates/quotations.
  • Complete Post Inspections and scheduling of works within set timescales.
  • Follow up emergency repairs reported by out of hours service.
  • Offer support and advice to other teams on technical issues.
  • Be responsible for collection and collation of stock condition data for Property Services and for lettings; collect information with regards to stock condition, age, repairs and remaining life of components.
  • Assist other members of property services by offering technical assistance and experience.
  • Work with available appointment system to ensure customer appointments and Post Inspections are carried out within agreed timescales.

The must haves:


  • ONC/HNC/NVQ qualification or similar professional qualification e.g. City and Guilds or equivalent relevant experience.
  • Full UK driving licence and access to a vehicle for business use
  • Good communication skills and ability to provide high quality reports.
  • A good working knowledge of MS office and other specialist software packages as required
  • Able to demonstrate excellent customer care skills and show an understanding of and commitment to equality and diversity, in all aspects of the role.
  • Selfmotivated, proactive, and able to work within your own initiative with little supervision.
  • Ability to negotiate and influence people.
  • Ability to provide good customer service in customer's homes, with the need to sometimes have difficult conversations.
  • In depth knowledge and understanding of building construction, maintenance and social housing legislation.
  • Knowledge of schedule of rates and experience in selecting most appropriate for works required.
  • Knowledge of health and safety legislation.

Location


When you're not on site, we're a keen promoter of agile working and encourage the use of working from home as our new way forward wherever possible, as long as we meet our customer's needs.


We'll provide you with the equipment and software that you'll need for the purpose of your role however it will be your responsibility to have an appropriate space to work from as well as a suitable broadband connection/provider.


Should you wish to work occasionally from any of our regional offices, you may do so on a hot desk basis which will need to be arranged via our online booking system.


Salary


The spot salary's full-time equivalent for this post is £33,891 per annum for applicants who fully meet the requirements of the post.

Applicants, who do not meet all of the requirements of the post, will start 5% or 10% below the spot salary.


This post will also receive a regional uplift of £6,101 per annum and a car allowance of £1,250 per annum.
