PMR are acting for a Chartered Surveyors, managing numerous residential and commercial properties in London.

They are looking for a Residential Block Manager to manage a portfolio of residential blocks in North and North West London.

This portfolio is for240 units, of which two sites are ultra prime and the remaining portfolio is Freehold houses.

This fantastic opportunity allows a Block Manager a manageable portfolio with the chance to operate successfully for their Clients.


The role:


  • Manage residential blocks of varying sizes, from small converted houses to purposebuilt blocks with 3120 units
  • Manage let and managed residential properties, including regulated tenancies and reregistration of fair rents
  • Conduct regular property inspections to check building and grounds condition and identify repair needs
  • Manage multischedule service charge budgets on a daytoday basis and administer yearend accounts with the help of the accounts team and external auditors
  • Liaise with the accounts team regarding service charge and other payments, and assist with arrears collection and solicitor instructions as needed
  • Prepare annual service charge budgets
  • Attend board meetings, residents' meetings, and AGMs on weekday evenings and prepare and circulate minutes as required
  • Prepare and serve Section 20 notices for major works
  • Handle leasehold interest assignments and prepare presale management information packs and inquiries
  • Manage onsite staff at managed properties, including recruitment, disciplinaries, appraisals, and roster management as needed
  • Ensure compliance with current health and safety legislation
  • Manage daytoday maintenance issues, including contractor management
  • Oversee insurance claims and associated works, liaising with loss adjusters and others as appropriate.

The package:

£40,000 pa. Flexible working 3 days from home.

Time in lieu policy in operation.
