    In this Block Manager role, you will report to the Head of Operations. The focus is to deliver a first-class service to residential properties in a portfolio of up to 1000 units, in accordance with RICS and ARMA-Q. As Block Manager, you will promote the highest standards of service delivery and customer service. This is a high-pressured environment, but there is a supportive and encouraging office culture, where open communication is actively promoted.

    The Role

    • To ensure customers and their properties are cared for and maintained to the highest possible standards, in line with budgets, service level agreements and regulatory requirements.
    • To oversee delivery of planned, cyclical and reactive maintenance, through engagement with preferred contractors and suppliers for specific works.
    • To maintain oversight of all costs, works and services, ensuring standards are met.
    • Overseeing contractors and managing disputes on works, customer complaints and resolving any service issues with third parties, in line with escalation procedures.
    • To deliver a schedule of site visits, including formal monthly and quarterly property assessments together with maintaining an informal presence, following through actions to completion.
    • To ensure all sites as well as residents/contractors/landlords are compliant with statutory and contractual obligations including RICS, ARMA-Q as well as all compliance and Health and Safety regulations.
    • Take responsibility for training of new users, on-going training for all users and updates to procedures in line with continuous improvement initiatives.
    • To deputise for the Senior Operations Manager in their absence.
    • To act as the face of attending management meetings, AGMs and facilitate customer forums - managing logistics and the information to be shared.
    • To ensure works and all services are delivered against budget, managing purchase orders, invoices, contracts, and any associated financial administration.
    • Performance will be measured against quarterly KPIs.

    The Person

    • Qualified up to IRPM Member level, or willingness to work towards.
    • Experience within the property management arena, preferably residential property.
    • Significant experience of delivering excellent customer service and effective supplier management.
    • Proactive, versatile, and self-assured, with a positive and proactive attitude.
    • Able to remain calm and focused in pressured, reactive and/or fast-paced situations and always being driven to achieve results, with effective analytical and decision-making skills.
    • First-class communication skills, both verbal and written, together with strong listening skills.
    • Ability to manage multiple and sometimes conflicting deadlines and support the team to prioritise work, within a busy environment.
    • Financial management skills and detailed understanding of planning costs and budgets.
    • IT literate and the confidence to become the system expert of the property management software.
    • Industry specific knowledge, built up through experience of residential property management.
    • Knowledgeable in relevant regulations, legislation, guidance and best practice.
    • Able to apply knowledge practically day-to-day, for example in terms of RICs, ARMA-Q and H&S legislation.

    The Package

    • Up to £40,000 basic salary per annum
    • Mileage costs covered for any travel outside of Manchester.
    • Monday – Friday working hours, 8:30-17:30, hybrid working available, 2 days from home
