Job Purpose

As a key member of the Capital Projects Team the post holder will monitor and report on the quality and progress of works on site ensuring that the (Senior)Project Manager is kept fully appraised of programme issues and/or quality concerns as they arise.

On projects the post holder may be required to act on behalf of the University in the role of Supervisor, under the NEC3 form of construction contract and issue appropriate defect notification.


Main Duties and Responsibilities

  • To manage, supervise and inspect building works conducted by contractors, by regular or daily site visits, to ensure that they are built in accordance with Architects /Services Engineers Design Drawings and Specifications, Codes of Practice and Building Regulations and that good standard of workmanship is achieved. To implement, manage and supervise minor building works and maintenance repairs.
  • To check that health and safety regulations and safe working practices are being adhered to on site and where appropriate issue permits to work.
  • To keep the Architect/Services Consultants and University Senior Project Managers/Project Managers/Senior Clerk of Works regularly appraised of progress of works and bring to their attention design problems or other construction issues that may arise on site, so that they can be timeously dealt with. To assist (Senior) Project Manager by providing regular and accurate economic management information, and to assist (Senior) Project Managers to procure services, works, furniture, fittings and all equipment for minor works and maintenance repairs.
  • To inspect construction works and complete defects lists for reflection by the Contractor and actively work through these defects to a satisfactory outcome before handover to the University. To also have an understanding of the M&E aspects of the project and to actively engage in the minor aspects of the Mechanical and the Electrical Inspections whilst on site so far as reasonably practicably and to a level of Competency of a limited understanding, and to assist in the multi discipline Inspection Team on the projects by referring concerns to the appropriate Clerk of Works (Services) where appropriate.
  • To produce accurate weekly progress reports for all contracts in agreement with (Senior) Project Manager, including site labour, weather conditions and other relevant information relating to the project works and issue these to our Administration office to be circulated to the appropriate (Senior) Project Manager and Design Team members for information and action.
  • To maintain a well-kept up to date site diary recording conversions and relative events on projects.
  • To assist (Senior) Project Manager in organising essential services shutdowns to minimise disruptions to campus users. To consult with Heads of Departments, users groups and Estates Operation Section Heads and subsequently to attend services shutdowns to monitor that Method Statements are being fully adhered to and to assist if problems arise.
  • To attend site progress meetings and technical meetings as requested on all contracts with Design Team, (Senior) Project Manager, and contractor's representative to discuss site progress design issues and quality standards.
  • To conduct daily campus inspections to check for any areas of overnight vandalism, safety hazards, graffiti, fly posting etc., and issue works requests to enable University Operation's team to timeously action repairs, clean/or make safe.
  • To attend design team meetings and provide technical input to design appraisal and development. To attend post completion design team review meetings and provide detailed appraisal and feedback on design and construction process and procedure's.
  • To identify technical problems on site, recommend corrective action, issue directions, and monitor implementation works.
  • To maintain personal and professional development (CPD) to meet the changing needs of the role and to participate in appropriate training activities, as identified by your Line Manager, or as a result of the University Performance Management Process.
  • To assist at project handover, consulting with the end user on operational matters including waste disposal, cleaning, access issues, and minor IT and telephone matters.
  • To conduct Project management of minor works contracts' for the Colleges. Provide scope of works as requested by the College Heads, consult with the end users of the Colleges, and issue the scope of works to the appropriate University Framework contractor for a quotation. Seek financial approval from the College Heads and schedule works to commence. Arrange pre-start meeting with end user and appointed contractor, accept contractors work programme and supervise the works through to satisfactory completion.
