    Job Description

    Ten Live Ltd are urgently recruiting a New Homes Sales Advisor for a National company based in the West of Scotland Area. This is an amazing opportunity to work within a fast growing and adaptable business.

    Duties-


    •Take ownership of the development, ensuring that the Sales Office and Show Home a are well maintained and clean


    •Meeting and greeting visitors, customers and potential purchasers


    •Initiate contact to prospects, recording and following up all visitors, regularly updating and progressing all prospects via Weekly Visitor Analysis forms and CRM database


    •Ensure compliance with the NHBC Consumer Code and consider the evident needs of Vulnerable Customers


    •Adhere to timescales by pro-active contract and completion progressing, to meet or exceed set targets


    •Ensure all administrative and reporting requirements are met according to company policies and agreed time frames


    •Promote and provide the use of company recommended IFA's (independent financial advisor) and Solicitors to ensure an efficient service for customers and to achieve purchasing deadlines


    •Build up good working relationships and have a continuous liaison with solicitors, estate agents, banks, building society managers and valuers


    •Confirm customer options within agreed timescale


    •Sale of customer extras within agreed timescale and to agreed targets


    •Ensure the accuracy of sales and marketing material and ensure that sufficient stock is held on site


    •Know your site and the surrounding area to successfully achieve a sale


    •Be aware of CML inspection dates


    •Provide feedback and recommendations on pricing, house types and layouts


    •Liaise with the Site Manager to fully appreciate plot construction progress and safe areas for viewing


    •Attend all meetings necessary in the performance of your duties


    •Comply with the GDPR


    •Using a home quality checklist, ensure that all new homes are at the quality standard that our customers expect


    •Be the main point of contact for the customer throughout the sales process


    •Arrange and lead the Home Demonstration with the Home Buyer, follow standard procedures as set out in the 'New Home Handover Book', together with the supporting notes


    •Undertake any additional tasks as may reasonably be required from time to time

    Training & Induction period approx. 6-8 weeks

    Experience-


    •Experience of sales is essential


    •Proven sales skills


    •Exceptional customer service skills and sales excellence


    •Excellent communication skills, both oral and written.


    •Operation of IT based administration systems including Microsoft Office


    •Full driving licence and use of own car


    •Effective negotiation skills


    •Effective time management skills

    Hours - 36 hours Thu to Mon. (Thu 10am – 7pm, Fri & Mon 10am – 5pm. Sat & Sun 11am – 5pm)

    Salary - £25,440 per annum + travel allowance per mile + bonus per sale + bonus on extras
