LETTINGS OPERATIONS MANAGER, PETERBOROUGH

Role description

  • To create the model example of a market leading, high performing branch by ensuring reliable detailed delivery of our philosophies. Create a branch where clients and staff will be delighted daily because their expectations are exceeded

Responsibilities

  • Manage the smooth operation of our Lettings Branch
  • Deliver budgeted income
  • Deliver budgeted unit performance on lettings
  • Ensure compliance in all respects of property letting
  • Ensure company standards are met and maintained at all times
  • Recruit, induct and Develop staff through coaching and training as necessary
  • Report daily/weekly/monthly in detail all aspects as required to Operations Director
  • Oversee compilation of tenancy files to ensure deadlines are met
  • Create a model branch suitable for client scrutiny
  • All new applicants are registered noting soft facts and motivations
  • Ensure new instructions are phoned out within 24 hours to secure viewings
  • Deal with complex issues personally including disputes & level 1 complaint handling
  • Provide advice and assistance to your team and prioritise workloads
  • Deliver reporting to Operations Director accurately and on time
  • Conduct a morning meeting every day to provide direction and assist with 'stucks'
  • Ensure marketing is conducted in accordance with company requirements
  • Oversee valuation standards through observation and monitoring conversions
  • Oversee valuation follow up procedures to deliver standards
  • Monitor LL care process
  • Observe staff daily, providing feedback and coaching for all tasks
  • HR functions for all staff; 121s; performance management; disciplinary; resourcing & Rotas
  • Assist team by handling complex enquiries
  • Create a positive environment based on company Core Values
  • Make every role accountable
  • Complaint handling

Requirements:


  • ARLA & NAEA qualified (preferred)
  • Skilled in Coaching and Performance Management
  • Ability to run sales meetings
  • Organised and able to prioritise workloads
  • Positive and approachable
  • Calm under pressure
  • Numerate with the ability to analyse financial reports
  • Strong Client facing skills

  • Low attrition rates
  • Zero customer complaints
  • Low termination and withdrawal rates
  • Strong review scores minimum volumes achieved
