    We are currently looking to identify and recruit a highly experienced General Manager of a commercial building in the heart of Birmingham city centre. Previous experience in building and facilities management is essential as well as a background and experience in service charge, budgeting and financial management.

    Objective – Commercial Building Manager

    Responsible for delivering all operations and customer related services to the building and its occupants and ensure that the facilities services adhere to best practice standards. You will manage the day-to-day client activities for the property and be the on-site point of contact for key stakeholders and/or client. Overall responsibility for site budgets, accounting and finance, maintenance and operations, contract services, purchasing of material, equipment & supplies, occupancy services and helpdesk.

    Key responsibilities – Commercial Building Manager

    • Understand the Client's objective, assist in reporting and act as lead in all operational matters at the property
    • Establish and manage a property strategy to provide a high standard of customer service
    • Regularly meet with occupiers to fully understand their wants and needs
    • Manage the on-site services teams to ensure customer satisfaction and minimise service interruption
    • Undertake annual Occupier Surveys and respond to feedback
    • Ensure KPIs are met and service excellence is delivered throughout all on-site operations
    • Financial management, through the preparation, monitoring and reconciliation of service charge budgets
    • Ensure that the procurement of supplies and services at the property is best value
    • Ensure high quality health and safety practices are maintained
    • Know and understand all heating, ventilating, mechanical and electrical equipment at the property
    • Work with building surveyors / architects / consultants on major works
    • Lead, develop and inspire the on-site FM team and develop a culture of innovation and proactivity
    • Mentor and enable training & development of team
    • Performance manage, set goals, and complete year-end assessment
    • Proactively engage stakeholders to ensure that on site client's expectations are met
    • Ensure Service Partners are well-managed, delivering services on time and within budget
    • Deal with due diligence enquiries on disposal and lettings from a facilities perspective
    • Ensure expiry of contracts are monitored and re-procurement is initiated and contracts are continually assessed
    • Ensure all Critical Environment requirements are met
    • Review existing operations regularly to reduce costs and improve operational standards
    • Ensure a property risk management program including audits is implemented and maintained

    Candidate Profile – Commercial Building Manager

    • Strong management experience in a high-profile commercial building/facilities environment
    • Understanding of building design, base build management, and service charge budgets
    • Ability to effectively motivate and manage teams and proven ability to manage complex operational matters
    • Experience in managing major CAPEX projects
    • Customer service-oriented attitude
    • Ability to lead, train and promote collaborative relationships
    • Excellent project management and organisational skills
    • Goal-oriented with a focus on meeting performance targets
    • Degree or RICS equivalent qualification in facilities management, building or related field is desired
    • Knowledge of health and safety requirements (IOSH/NEBOSH)
    • Basic technical knowledge of property systems (Air-conditioning, Chiller system, Fire Protection system, Mechanical & Electrical system, BMS system)
    • Working knowledge of commercial contracts
    • Strong budget management and financial analysis skills
    • Client-focused with a proactive and professional approach to stakeholder engagement
    • Experience implementing and managing sustainability practices
    • Familiarity with building codes and regulations
    • Proficiency in property management software and technology
    • Skilled in data analysis and reporting

    Salary & Package – Commercial Building Manager

    Guide at £55,000

    40 hours per week

    Annual discretionary bonus and company benefits

    Location – Birmingham City Centre
