    JOB DESCRIPTION

    DHL Corporate Real Estate is a well established team of property professionals in both commercial, surveying and construction based out of Milton Keynes. The department is responsible for maintaining the existing UK&I portfolio of buildings as well as new acquisitions, disposals, new builds and fit outs.

    The overall purpose of the role is to provide professional leadership and management in delivering construction projects on time, whilst meeting cost and quality targets, to work cross-functionally with a diverse group of stakeholders and manage construction projects and programs.

    Responsibilities:


    •Member of the RICS.


    • Manage construction projects and effectively influence, negotiate, and communicate with business partners, contractors and vendors.

    • Responsible for on-site supervision during the construction process to include management of General Contractors and Owner vendors.

    • Deliver construction projects on time and on budget.

    • Participate in the pre-construction design stage of projects in order to incorporate the operational requirements of all internal stakeholders and workstreams.

    • Work with other key workstreams to ensure effective project delivery.

    • Manage and assess all project variations, scope changes, change order negotiations and ensure contract compliance.

    • Serve as the liaison to developer/landlord representatives to coordinate building fabric and structure and internal layout delivery.

    • Prepare, assess and negotiate Schedules Of Dilapidations in order to obtain best value for the business following the strict Dilapidation protocol and RICS guidance

    • Undertake all relevant due diligence surveys to properties and be able to prepare specifications which can be tendered for all kinds of work ranging from smaller refurbishments to major repairs through to significant fit outs of base build properties.

    • Have the ability to understand current building legislation and regulations and be able to relay this to the business and be able to advise and manage any works necessary that are required to maintain statutory compliance at all times.

    • Have a good understanding of Project Management and CDM responsibilities for all projects.

    • Undertake all relevant Building Surveying roles and duties that are required by the business including SoC's, defect analysis, BRCA's etc.

    • Have a basic knowledge of sustainability and Net Zero in order to assist and advise the business on strategies and processes to assist DHL Groups Carbon Neutral targets on existing and new buildings.

    • Work alongside approved contractors to ensure professional and smooth running of all scales of projects and have the ability to communicate and agree all levels of specification and design.

    Basic Qualifications

    • Building Surveying degree/background or similar

    • Minimum of 3 years PQE (MRICS)

    • Experience in the Project Management of commercial and industrial buildings, demonstrating responsibility for relevant projects in the construction industry.

    • Strong experience in all Building Surveying roles and tasks including Project Management and Dilapidations.

    • General up to date knowledge of building regulations, HSE regulations (including CDM) and construction methods and all current legislation

    • A minimum of 2/3 years' experience in relevant construction project management.

    • Experience in creating and managing budgets.

    • Proficient in MS Excel and MS Project and knowledge of CAD.

    • Ability to lead negotiations, and manage meetings and discussions.

    • Educated to degree level, with relevant professional qualifications.

    Preferred Qualifications

    • Strong communication skills and understanding of the end user.

    • Ability to work within an ambiguous environment and manage change.

    • Have strong project management experience.

    • Have strong Building Surveying experience

    • Experience in negotiating and an understanding of, commercial contracts.

    • Familiarity with business process documentation and improvement.

    • Excellent written and oral communication skills.

    • Ability to meet tight deadlines and prioritise workloads.

    • Ability to work with technical and non-technical business owners to overcome obstacles and deliver results by communicating at all levels..

    • Provide business decision support and participate/lead special projects.

    • Strong organizational skills.
    Self-motivated, able to work both independently and collaboratively within a team as projects dictate
