    Job TitleSenior Director, EMEA and APACJob DescriptionProvide real estate expertise, strategy and direction on all major property initiatives in Europe ;Support businesses in securing or renewing premises; Provide strong leadership, technical guidance, and support to facilities operations; Identify and negotiate with key stakeholders ( suppliers, internal resources and clients) to achieve project/ program objectives;Establish and meet CRE Savings targets;Track and manage occupancy of RBC premises; Establish processes and supporting systems;Ensure the delivery of expected client service levels within the prescribed budget and develop proactive working relationships with internal business partners and vendors;Provide governance oversight to ensure all areas of CRE comply with internal policies and programs and external regulatory and legislative obligations in order to reduce risk, provide safe environments for our employees and customers and comply with appropriate laws;Adherence to RBC enterprise project delivery processes, practices, metrics, tools and systems of recordEnsure risk is effectively managed via consistent application of controlsGovernance, management oversight and reporting for external property managers (CBRE, Man Group, etc);Oversight and accountability for the delivery of all RBC construction projects in Europe;Responsible for end-to-end delivery of corporate office, tenant requirements and facility projects;Responsible for integrating design standards into construction projects;Oversee European capital budget forecasts;Identify and negotiate with key stakeholders (suppliers, internal resources and internal business partners) to achieve project/program objectives;Establish and monitor quantitative standards of performance, and provide timely project, program executive summaries, as well as appropriate internal management reporting, metrics and key information;Production of PAR documents to obtain approval for project expenditure for major projects;Effectively controlling the corporate real estate (CRE) and facilities management function in accordance with the applicable Conduct Rules by: driving a culture of integrityAnnual cost oversight of Real Estate spend across the region (s)Job Summary

    • The position supports the RBC EMEA and Asia-Pacific businesses through the securing and managing of quality premises at the best value possible
    • Manage senior-level regional relationships with all RBC businesses and ensure alignment of the CRE portfolio and services with business strategy Ensuring the regional delivery of integrated services including planning, transactions, capital projects, facilities management, and operations
    • Lead both the efficient and effective ongoing management of RBC's EMEA and Asia-Pacific real estate portfolio and related business services
    • Ensuring the day to day operations and maintenance of RBC's premises consistent with the enterprise CRE global operating model
    • Responsible for overseeing the management of significant CRE outsourced partners and their contracts, including performance and risk management
