    Description
    Croydon – Hybrid working The roleThis is an exciting time to join Southern Housing within our Capital invest team as we have pledged to increase the money spent on our current housing stock.
    Within this role the successful candidate will ensure the provision of an efficient investment delivery service for the specified function area (Capital Works/Access Systems/Cyclical Decs) to Southern Housing's homes.
    As a Project Manager you will lead on ensuring contracts and works are delivered in a timely and cost-effective manner to agreed quality standards, value for money, statutory and regulatory legislation, health & safety compliance, ensuring high levels of resident satisfaction.The role is hybrid with a working pattern of 2 days on site and 3 days from home.What you'll be doing
    • To monitor against budgets/targets and keep accurate records of projected cash flows, programme and on-site progress, including a record of any variations, snagging and health and safety records, liaising closely over associated works and where related to other team functions in order to avoid programme clashes.
    • Manage contract (applications and variations) and financial documentation to ensure all documents are processed in accordance with the quality management process, the required timescales with all relevant approvals received.
    • Prepare and collate tenant, property, and service charge data in preparation for Section 20 notices and respond to observations.
    • To liaise with the contractors' Customer Support Representatives and internal RLO to ensure customer expectations are met.
    What you'll need
    • HND/C level qualified & SMSTS or equivalent relevant professional qualification or qualified by experience.
    • Experienced and qualified property maintenance professional with detailed knowledge of housing construction, component replacement and budget control and management
    • Significant experience in contract managing capital and cyclical works contracts and projects with the ability to: review and agree specifications, manage programme and cashflow projections and make adjustment to align with budgets. Assess site set up and access issues and provide customer focused resolutions
    • Experience of managing and developing teams across different locations, enabling them to reach their full potential delivering a resident focused service.
    • Ability to use the appropriate IT tools to produce reports, documents, emails, including using Excel and Word to compile reports for different audiences.
