Job description:
- Provide onsite maintenance, communal parts including amenities and external areas
- Deliver first class customer service
- Reactive and proactive maintenance tasks as directed by the Maintenance Manager
- Assisting with general maintenance and duties as required
- Ensure health and safety on site including removing trip hazards and reporting all faults
- Furniture rotation, assembly and tracking
- Preparing apartments during the resident move in/out process
- Preparation and cleanup of amenities for resident events
- Reporting and recording all maintenance tasks using systems provided
- Supporting deliveries to site
- Submitting material and supply requests to Maintenance Manager
- Replenishing supplies and maintaining accurate records of equipment on site
- Consistently deliver the service standard to residents and all visitors to the building
- Respond to resident queries within given standard operation procedures s as allocated
- Provide informed and accurate information to residents where required
- Working with the maintenance team to ensure works are completed according to the requirements
- Measuring the work area to calculate the time and materials required to complete the project
- Preparing the surrounding area, including covering fixtures and furniture to prevent messes
- Preparing painting surfaces, including removing old paint, filling holes and cracks and washing walls
- Repairing damaged surfaces, such as cracks, holes, or water damage, before painting. This may involve patching, sanding, and priming to ensure a seamless final result
- Mixing and matching paints and colours to meet the texture and look required for the project
- Cleaning up painting tools and supplies, replacing fixtures and rearranging furniture after completing the project
- Inspecting finished work to ensure it meets quality standards
- Touching up imperfections and addressing concerns from residents and management
- Collaborating with painters on other larger jobs
- Working with other construction professionals such as, carpenters, electricians and plumbers when necessary
- Adhering to H&S regulations, including the correct use of PPE, safe handling and storage of materials
- Working with contractors and thirdparty service providers including maintenance support
- Identifying and reporting H&S matters to MM/GM
- Observing H&S policies, process' and procedures at all times
- Reporting any maintenance issues identified in the building/apartments/common parts
- Keep residents updated on all maintenance items reported
- Observe suppliers on site follow RAMS where required and comply with H&S and CDM requirements
