We're currently seeking a new post for a propety Surveyor to join our small team to ensure we deliver a cost effective and customer driven property compliance and maintenance service.


The role is to project manage both planned and reactive maintenance works within Birmingham. Working in social housing properties covering all aspects of compliance, repairs and maintenance from job inspection to quoting and post inspections to invoicing, ensuring all health and safety regulations are always adhered to.


About the role and responsibilities:


  • Carrying out property inspections for new properties, lease properties and existing properties, utilising existing company software system.
  • Preparing reports following inspections to outline the state of the property/site for clients.
  • Acting as a Contract Administrator in updating compliance documents to a repairs and maintenance software Fixflo.
  • Assisting our onboarding team in approving new housing providers, checking all compliance documentation and identifying any shortfalls.
  • Helping with planning preventative maintenance plans for new/existing properties.
  • Assisting with the coordination of portfolio instructions and undertaking other duties from time to time as may be reasonably required
  • Keeping your knowledge up to date with building and sustainability standards, legal knowledge, and building pathology
  • Ensure good client relations and excellent communication at all times
  • Attending joint site inspections with clients and residents to agree scope of works
  • Dealing with complaint cases and action plan to resolution including full management of complaint
  • Adhere to timelines on report delivery to ensure a smooth service
  • Carryout preinspections and site surveys to specify and manage works in relation to reactive and planned building works alongside void refurbishments and cyclical repairs schedule
  • Carry out post inspections and quality checks in order to identify defects, correctly diagnose the causes, identify remedies and arrange for the appropriate works to be undertaken
  • Provide support and technical guidance to a range of stakeholders including the external providers, partners, works department, and provides information, advice, and guidance for residents
  • Manage and program planned and reactive works from mobilisation to completion
  • Supervise and manage building field staff and lead them to deliver exceptional customer services and working standards
  • Create and maintain reports and KPI data for internal and external purposes
  • Close and prepare schedule or rates/bill of quantities
  • Representing the company in contract meetings and site visits
  • Manage a range of subcontractors, ensuring they deliver in accordance with their contract and KPI's
  • Carry out preinspections and building surveys to identify defects including preparation of detailed reports, specifications and cost estimates where necessary
  • Provide technical advice on building defects and diagnosis to the organisation, including the daytoday responsive repair service
  • Reporting to management regarding forecasted works
  • Programming and forecasting works

  • You'll be confident in communicating verbally and in written format to help with writing reports
  • Project management skills, so you can balance lots of work and ensure work is followed through to the end and completed on time
  • Travel will be required in this role, so please consider your ability to travel


  • Qualifications GCSEs

  • C / 4 grade or above in English and Maths (or equivalent)
  • Degree 2:2 or above in a Bachelor's or Master's degree in Building Surveying that is accredited by the Royal Institute of Chartered Surveyors (RICS).

£30,000.00-£35,000.00 per year
