Hours:37 hours per week Monday

  • Friday, 8.30am 5.00pm

Location:
Somerset Care, Taunton, Somerset, TA1 2PX - but will be expected to travel across services in Somerset

Salary:
£30,000.00 per annum

About the Role:

We are looking for a Maintenance Surveyor on a 12 Month Fixed Term Contract to cover a Maternity Leave.

The purpose of this role is to ensure that Somerset Care Group provides the highest possible standard of accommodation for residents and staff, by assisting the Property team in controlling, managing, and monitoring all property related activities.

We welcome applicants with proven experience although, this opportunity would also suit a recent University Graduate with a Building Surveyor Degree_


The main areas of work are listed below, with an indication of the types of activity that will be carried out.


  • To be an integral part in the preparation, management, and improvement of responsive maintenance contracts for The Group, including advising on best practice, Health & Safety and appointing new contracts.
  • To organise & inspect responsive maintenance works, ensuring value for money and quality of works, and within budgetary constraints.
  • Authorising and certifying invoice for payment upon completion of works.
  • To deliver programmed maintenance & improvement works, within given budgetary constraints and demonstrating value for money.
  • To monitor on a regular basis approved contractors and actively participate in reviews of contractors, within procedural guidelines.
  • To participate in the preparation of the annual programme of works, making recommendations for future works and budgetary targets.
  • To assist in the management and administration of servicing contracts to ensure that the serviceable equipment in Somerset Care Group properties is safe, reliable, well maintained, and achieves compliance with our legal duties.
  • To actively participate in periodic reviews of the service maintenance contracts to ensure quality and value for money. To make formal recommendations for the renewal of contracts, or for the procurement of services from alternative providers, as appropriate.
  • Providing general technical support and assistance to the Property Manager. Assisting in the preparation and presentation of periodic and annual reports to the Board and other colleagues.
  • To be contactable out of hours to provide technical support and assistance in the event of an emergency as part of an oncall rota between other members of the team.
  • Adhere to health and safety policies, advise on improvements, and help to implement and bed down changes to policies.
  • To assist in the process of finding, negotiating and preparation of leases and rental agreements for the new offices and residential premises, and renegotiating lease extensions and terminating leases as and when required.
  • Any other tasks as required by the Property Manager.

About you:


Essential:

  • Driving Licenses is
    ESSENTIAL
  • General experience in the management of contractors within a building repairs and maintenance environment
  • An understanding of health and safety within the workplace
  • Able to diagnose and specify remedial works for a wide range of building defects.

  • Word/Excel
  • Able to juggle priorities and work on own initiative to external/internal deadlines.
  • Good interpersonal skills and ability to communicate with a wide range of people.
  • Plan and arrange own work, with line managers set objectives and guidelines.
  • Good team player
  • Flexible, enthusiastic with the desire to achieve high quality results.
  • Demonstrable commitment to Somerset Care Group values and ethos
  • Ability to travel around the Southwest, Isle of Wight, and occasionally around the UK including overnight stays away from home.

Desirable:


  • An understanding of health and safety within a care environment
  • An understanding of the Care Standards Act, and how it applies to residential care providers Relevant experience in a property management role, on the client side.
  • Knowledge and understanding of financial management & budgeting for small building works.
  • Able to research and analyse complex information and produce concise and clear written reports.
