Our client is a leading Property Serviced company based in Brighton, who are looking for a Senior Property Manager to join their dynamic team.
As Senior Property Manager you will be expected to assist the Head of Department, manage line staff within theDepartment, and manage a substantial portfolio of residential & mixed-use blocks and estates on the South Coast.
Responsibilities
- Assist Head of Department in overseeing and managing all staff within the Department
- Assist with the strategic development & improvement of the Department
- Provide an efficient and effective service to landlords, long leaseholders and tenants including contractual and financial management
- Handle enquiries from lessees relating to repairs, accounts & all aspects of property & estate management.
- Carry out routine and emergency inspections of properties & estates and prepare 10year maintenance spreadsheet plans based on building surveyors' reports
- Produce annual budgets, seek Client approval and issue with service charge demands
- Attend Leaseholder meetings, including AGMs and Residents Association meetings (outside usual hours when necessary)
- Act as line manager for the appointment and management of caretakers and any sitebased staff, both day and residential appointments
- Ensure Management Agreements are prepared and issued to Clients on an annual basis
- Review, arrange for signature of Service Charge Accounts & issue to Client & Leaseholders
- Ensure Health & Safety Compliance is given appropriate priority to maintain safety standards
Requirements:
- Wide level of experience and understanding of residential and mixeduse property & estate management
- High standard of professional ethics & professional membership of IRPM and/or RICS
- A sound knowledge of building history and construction forms and techniques
- An appreciation of Assured Shorthold Tenancies
- A working knowledge of the First Tier Tribunal (FTT)
- Property Chamber
- Good public relation and communication skills, orally and written, good telephone manner
- Possess good IT skills, particularly Microsoft Office & Qube
- Committed to providing a high standard of customer care
