Property Manager (Block/Estate Management & Residential Property Management) - Harrow on the Hill, HA1
A fantastic opportunity for an Experienced Property Manager has just come available.

Our client based in Harrow on the Hill, HA1 are currently looking for a Block Manager to join their busy and growing block management department.


Duties will include but not limited to:

Block/Estate Management:

  • Visiting blocks of apartments
  • Managing leaseholder relationships
  • Drafting service charge budgets
  • Raising service charges to leaseholders
  • Monitoring contractors
  • Liaising with accountants' departments
  • Entering all invoice details onto the database for maintenance works etc
  • Attending AGM meetings
  • Dealing with service charge budgets
  • Site inspections
  • Carrying out Maintenance coordination
  • Delating duties to other members of staff

Residential Property Management:

  • Check the diaries daily for property visits, move ins, check outs, and organise as necessary with the relevant person(s) or company.
  • Take and handle calls for all Property Maintenance
  • Organise gas certificate renewals with relevant contractors.
  • Organise electrical certificates and PAT tests.
  • Handling and sending out all Section notices ensuring they are sent out as required.
  • Attending, completing, and booking in all Property Inspections
  • Entering all invoice details onto the database for maintenance works etc
  • Scan files and save documents into data files as necessary.
  • Lodge deposits on the Deposit Protection Scheme
  • Book inventories with relevant companies and ensure all inventory details are on the database.
  • Typing up Tenancy agreements and collate and generate all move in required information to be given to the relevant tenant(s)
  • Striving to exceed individual targets
  • Referring business across departments to maximise business opportunities
  • Striving to exceed customer expectations
  • Handling complaints and providing solutions
  • Maintaining policies and procedures in accordance with company policies
  • Ensuring compliance
  • Previous block management experience is required
  • Must be able to hit the ground running so minimum of 3 years property management experience as a Property Manager is essential for this role.
  • Can demonstrate a track record of managing rental properties
  • Be fully conversant with current regulation/ legislation and processes surrounding property management
  • Supporting the team
  • Must be a highly organised individual.
  • Accountancy or previous property experience is an advantage.
  • Good customer relationship skills are a must.
  • AIRPM qualification is an advantage but is not essential.
  • Excellent knowledge of service charge budgets
  • Blockman software experience essential.
  • Car and Full valid driving licence is essential

The hours will be:
Monday to Friday 9am - 6pm
This role will require you to attend meetings occasionally outside the normal working hours

Salary range will be:
between £35,000pa to £40,000pa
