- Execution of real estate legal work including, in particular:
- Negotiating lease re-gears/renewals and agreements for lease and leases.
- Carrying out due diligence (including submitting searches, reviewing planning reports, and preparing title reports).
- Preparing lease reports.
- Liaising with in-house acquisition team, estates team and technical team.
- Providing timely and accurate legal advice and counsel to business partners on a broad spectrum of real estate legal issues, including service charge and general property disputes, and applications for landlord's consent.
- Building and maintaining a strong working relationship with the Property Department and the US Legal team.
- Managing effective relationships (locally and cross border) with external legal counsel, particularly in Scotland and Ireland.
- Staying abreast of new real estate laws and regulations that may impact TJX Europe's operations and supporting the business in ensuring compliance.
- Developing and implementing precedents, policies and procedures.
- Conducting/supporting the provision of legal training, both within the function and the wider business.
- Experience as a real estate lawyer (around 5+ years' PQE as an indicative level, although suitable candidates with experience outside this band will be considered).
- Experience acting for retail tenants (in a recognised law firm and/or an in-house position).
- Experience in managing legal advice locally and from other jurisdictions.
- Knowledge of the Landlord and Tenant Act 1954.
- Strong negotiation skills.
- Strong communication and interpersonal skills to interact with stakeholders at all levels, with an ability to influence.
- Strong knowledge and understanding of real estate laws, regulations, and legal principles.
- Good commercial awareness, with a pragmatic, solution-based approach to issues, and an ability to think at a risk-focussed level.
- Strong attention to detail and a high level of integrity and ethics.
- Ability to prioritize and handle multiple tasks and work under pressure.
- Excellent analytical, problem-solving, and research skills and the ability to work in the grey.

TJX Europe is the European division of The TJX Companies, Inc., a global off-price retailer listed on the New York Stock Exchange. The division (trading as TK Maxx and HomeSense) currently has operations in the UK, Ireland, Germany, Poland, Austria and the Netherlands.
TJX Europe (trading as TK Maxx and HomeSense) is seeking a real estate lawyer to join our growing Legal Department, and to support the European business. The role is based in our new campus in Watford.
The role will join an established European real estate legal team. The job holder will partner with our business functions, and you will play a crucial role in providing legal guidance and support. You will be responsible for handling a wide range of real estate related legal matters and ensuring compliance with applicable laws and regulations. Your primary objective will be to provide real estate legal support to the business (particularly the Property Department) in achieving its goals and objectives, whilst helping to protect the company's legal interests and highlighting and/or minimising risk.
