- Health, Safety and Environmental Management - ensuring all legal requirements are met, advising the client and occupiers as appropriate.

- Authorise and review supplier payments and escalate funding issues to the site surveyorEnsuring any incidents are logged on the Riskwise system and insurers are informed. Overseeing the end to end process with support from the Operations Manager.
- Monitor contractor/supplier performance and review RAMS and issue Permits to Work as appropriate. This includes but not limited to security, cleaning, M&E, fabric maintenance, utilities and seasonal decorations etc
- Work closely with the appointed building surveyors re the implementation and management of PPM works in accordance with the 5/10 year PPM Report. Including any other landlord works.
- To manage the implementation and management of any future development works and necessary amendments to servicing and waste strategies etc.
- Proactively identifying, managing and mitigating operational risks, ensuring operational business controls are effective and that policies and procedures are clearly defined and adhered to
- Ability to address multiple issues/tasks each day, including the ability to perform multiple tasks simultaneously and the ability to prioritise timely assignments.
- Assist the Client Director in preparation of service charge reconciliation, setup and manage the budget for the site and ensure expenditure is managed within agreed budget.
- A proven track record of implementing sustainable cost reductions and implementing operational efficiencies
- Overall responsibility for the Riskwise (H&S compliance) system
- A natural leader who is confident, motivational, professional, approachable and comfortable as a hands-on player with a supportive, coaching and mentoring style.
- Ensure the Tenant & Community Liaison Manager has the necessary support with events, commercialisation and community initiatives, in association with the appointed Marketing Consultant.

Who Does This Role Report Into? Client Director - Retail
Role Summary / Purpose and Scope This role is responsible for all aspects of management within Windsor Yards & Windsor Royal Station to ensure the efficient and accurate management of the site, team and the staff contracted to it.
High levels of customer service and operational knowledge required, with excellent management of site staff, contractors, security, maintenance and cleaners as well as 3rd party contractors whilst having due regard to expenditure and current legislation.
Some weekend work may be necessary in order to manage specific works - with time off in lieu during the week
