About the RoleTo ensure that repairs and maintenance work is carried out as and when requested throughout the properties.
We need someone with strong all-round building maintenance experience who can manage contractors, planned and reactive works and manage expenditure andbudgets, whilst remaining personable and building strong team relationships.
Reporting to the Scheme/City Manager, you will be responsible for delivering a rolling programme of repairs and maintenance for the building, undertaking minor electrical repairs,decoration, building fabric repairs, statutory and regulatory compliance checks and routine maintenance checks of all M&E equipment and machinery.
This role will be very hands on, spending most of your time with the team and carrying out your daily duties.
Responsibilities:
Fault finding, repair and maintenance across 5 accommodation buildings and develop effective and efficient solutions.
Prioritise Reactive maintenance works load for Maintenance team. Act as lead technical advisor to all colleagues to assist with efficient maintenance delivery to the site.
Successful delivery of maintenance on site.
The safe testing, operation, and maintenance of all plant and equipment within the site to diagnose, repair and operate plant on site.
Ensuring the properties are maintained to a high standard, undertaking ad-hoc and immediate response all maintenance requirements.To ensure that all areas in which work is undertaken are kept in a clean and tidy condition, to ensure minimum disruption to the building occupants, and a safe working environment.
Undertaking portable appliance testing. (If qualified)Undertake Authorised Person/ Competent Person role and responsibilities in relation to specific disciplines as appointed.
Carry out any other reasonable tasks as directed or requested by management in order to meet the operational requirements of the business.
To provide instruction and to coach/mentor and guide other colleagues on maintenance and technical aspects of plant and equipment.Health & Safety
To be responsible for all aspects of Health and Safety compliance with requirements of Risk Assessments, COSHH Assessments, Safe Systems of Work, Audit actions and any other H&S matters as they arise.
Making regular Building Patrols as required in order to identify, rectify and report safety hazards, risks or safety related issues.
reporting any trends as necessary to the Line Manager.
To comply at all times with the Company's Quality Assurance and Health and Safety Procedures and to ensure that all work is undertaken in accordance with industry best practice.
Assisting with regular inspections of all residential accommodation for the purpose of verifying residents Health & Safety, checking for damage or misuse of facilities and for the maintenance of correct standards of cleanliness, hygiene and provision and reportingany issues identified.
Desirable Knowledge:
Skilled in 'hands on' maintenance, diagnosis and repair of a range of plant and equipment and capable of anticipating potential faults or problems which may occur within the full range of building services.
Ability to work effectivelywithout close supervision and possess good organisational skills. A working knowledge of Health & Safety Legislation. Knowledge of PPM maintenance systems. Experienced in the safe use of hand tools, and power tools. The ability to communicate clearly at alllevels within the organisation.Flexible - is willing to undertake a range of tasks and duties vital for the effective and successful running of the site.
Good at planning and organisation. Innovative.
Based across our Plymouth sites, 42 hours per week, either a rolling 4 on 4 off shift pattern or 5 days out of 7, mainly Monday to Fridays however weekend days during holiday cover, open days and summer turnaround period are essential.
