    Description
    The Role:

    Responsible for overseeing the delivery of a high-quality and compliant service through internal staff, vendors, and advisors - primarily focusing on hard services - within a single building or a cluster of buildings.



    Responsibilities:
    • Prepare, monitor, and balance service charge budgets
    • Review and approve spending against service charge budgets
    • Deliver top-notch customer service to both internal and external clients
    • Maintain consistent and effective communication with clients and tenants
    • Supervise on-site staff, ensuring adherence to all HR policies
    • Communicate regularly with internal teams in Property Management and other support functions
    • Monitor vendors' services and conduct audits
    • Inspect and evaluate vendor performance
    • Track and report vendor performance against agreed upon SLAs
    • Oversee suppliers to ensure the efficient and compliant delivery of all M&E services
    • Collaborate with specialized consultants to achieve set objectives
    • Procure goods and services following established procedures
    • Develop, establish, and monitor capital replacement programs
    • Prepare management reports for various stakeholders and attend/manage meetings when necessary
    • Conduct regular building inspections, complete reports, and initiate required maintenance
    • Ensure compliance with all health, safety, and environmental regulations
    • Manage local environmental initiatives to meet industry standards
    • Ensure adherence to internal policies and procedures
    • Maintain strong security and emergency protocols, taking an active role during emergencies

    Person Specification:

    Qualifications/Key Skills:
    • Degree or equivalent experience
    • Membership in BIFM or IOSH
    • NEBOSH-accredited National General Certificate in Occupational Safety and Health

    Experience:
    • Prior experience in a similar capacity
    • Familiarity with commercial leases and the landlord-tenant dynamic
    • Sound knowledge of service charge budgets and accounting principles
    • Experience managing both in-house and vendor teams
    • Proficiency in supplier relationship management
    • Solid understanding of health, safety, and environmental practices
    • Extensive knowledge of mechanical and electrical services
    • Strong written and verbal English skills
    • Proficient in MS Office
    • Background in managing multi-site environments
    • Experience overseeing a single-site exceeding 100,000 square feet or service charge budgets over £1m
