The Sales Advisor will handle all sales activities for our exciting new integrated retirement community village at Homewood Grove, Chertsey, Surrey and handle enquiries for future developments.
Initially based at the Uxbridge office until the opening of the on-site marketing suite (cabin initially), focusing on actively promoting the sale of these beautiful new homes by effectively engaging with prospective purchasers post- and pre
- sales launch in Spring 2023. The sales advisor will handle the whole sales process and, in due course, will be part of a large sales team based at the village, all of whom become an integral part of the wider village team once the village is operational. Undertaking early local engagement activities by networking with businesses, groups and relevant third party referral routes.
The Sales Advisor will be a positive, pragmatic and motivated individual, highly efficient, driving sales and customer satisfaction with the ability to influence direction and decision making as part of a people focussed, positive and engaging culture and whilst positively promoting the Rangeford Villages brand and ethos at all times.

Main duties and responsibilities
To successfully achieve and manage off-plan reservations through to timely legal completions to meet the company's targets, with excellent customer relationship management.
- Confidently conduct appointments with prospective purchasers
- Undertake home visits and, when available, tours of showhomes and village facilities
- Advise on village facilities, services and ongoing fees
- Negotiate and close apartment reservations
- Assist reservists through their buying journey
The role requires excellent organisational and administration skills, with a keen eye for detail and the ability to hit deadlines, whilst being able to focus on getting the best results from all leads and generation opportunities.
Working within a team environment, the sales advisor will require to be able to work on their own initiative whilst considering and adhering to the wider team, village and company requirements.
To achieve the village sales targets and the company goals, this is what you can expect day-to-day, some of which will develop as the marketing suite, showhomes and village become fully operational:- Handle all enquiries for the village, arrange and undertake viewings and create a great first impression
- Follow up on enquiries, viewings and secure commitment to progress to the next stage
- Utilising the CRM database to record all enquiry activity through to legal completion
- Undertake negotiations and secure reservations
- Liaise closely with the Sales Progressor to progress reservations through the conveyancing process to legal completion
- Assist with the integration of all reservists into village life
- Give prompt reports on progress
- Preparation of weekly and monthly reporting, either from CRM database or on Excel spreadsheets
- Achieve individual, team and company targets
- Assist with building the profile of the village in the local community
- Responsible for excellent presentation of the marketing suite and showhomes complex
- Identify PR and testimonial opportunities by reservists, village residents and from sales and marketing events
- Understanding and good knowledge of current and potential customers
- Excellent knowledge of competitors via monthly competitor market research
- Adhere to company best practice and compliance
- Adhere to ARCO compliance requirements throughout the buying journey experience
Required Skills:
- Proven experience in being effective and target achieving within the New Home's industry
- Experience working within the retirement housing sector industry preferable but not essential
- High level command of English, both written and verbal, is essential
- Excellent peoplemanagement skills
- Selfmotivated, target driven and organised
- Good level of IT skills, including Outlook, Word and Excel
- Passion and understanding to deliver first class customer service and buying journey experience
- Wellorganised with a meticulous attention to detail and accuracy
- Problemsolving
Experience and Skill development
- Must have at least 2+ years previous Sales Advisor new homes experience
- Experience of selling new properties off plan effectively
- Previous experience of managing the full beginning to end sales process
- Experience of liaising with solicitors/third parties during the conveyancing process
