- Liaising with tenants, ensuring delivery of exemplary customer experience at all stages, from check in to check out and deposit return, ensuring adherence to obligations under tenancy agreements at all times
- Working with the compliance team to keep all Statutory Health and Safety inspections up to date both within the tenants demise and within the blocks under management.
- Working closely with the accounts/credit control team to ensure collection of arrears, following agreed procedures and proving advice to the client. Liaising with solicitors and attending court when necessary.
- Liaison with tenants over internal and external redecoration of common parts or other works affecting residents.
- Coordinating and arranging all items of repairs and maintenance to the units under management, either working with the on site maintenance manager or using 3rd party service partners where required.
- Closely monitoring all repairs expenditure to ensure value for money is being obtained at all times.
- Full invoice approval using financial management systems and regularly reporting expenditure to the client.
- Undertaking and overseeing the management of minor works between tenancies and liaising with the Landlord for larger scale works
- Meeting and greeting all new tenants at the commencement of their tenancies and provision of welcome information to them
- Undertaking regular (minimum twice yearly) property inspections of all properties under management and providing inspection reports to the client.
- Management of Rent Act rent reviews and service of S45 and S13 documents, including accurate record keeping of the same
- Processing Insurance claims
- Providing monthly client reports and attending client meetings as required.
- Assisting client with the preparation of annual budgets and commenting on actual expenditure
- Regular liaison with the accounts team over arrears, invoicing and all financial matters
- Attending meetings and preparing reports with support from senior members of the team
- Responding to queries and requests in a timely manner
- Seeking opportunities to maximise fee generation and referrals to other departments
- Providing advice on property repairs, redecorations and voids
- Providing advice and developing relationships with all representatives of the client
- Focus on cost controls and expenditure saving opportunities

Capstone have partnered with a leading Real Estate Agents, who are looking for a highly diligent Residential Property Manager. Based on site at the office in London SE17, the role is to provide residential property and tenancy management services to a large mixed tenure portfolio.
Working in a team of 5 people, the role is to provide residential property management services to the occupiers of circa 200 residential units. To provide first class customer service to tenants and the client and to ensure full health and safety compliance in order to minimize risk.
To be the first point of contact to the residential tenants and focus on providing a speedy, comprehensive and cost effective service to the tenants and client.
Overall - the aim of the Residential Property manager is to work closely as part of the small team to provide exemplar customer service to the managed properties and tenants in a cost effective and efficient manner for the customers and client.
