    Description
    To ensure that all school sites are maintained in a safe, clean and secure condition as required, and undertake such tasks as may be necessary for effective site management.
    TASKS: ORGANISATION:
    • Comply with all aspects of the School's Health and Safety Policy and arrangements, including organising emergency procedures.
    • Co-ordinate all aspects of the School's fire and evacuation policies and procedures.
    • Work closely with colleagues, external suppliers and advisors and maintain productive working relationships across the site.
    • Keeping all grounds and buildings secure.
    • Registered as a key-holder and controlling site keys, routine and non-routine opening and responding as and when required by the Alarm Company and/or police and Headteacher.
    • Reporting as appropriate any breaches of security and ensuring that any resultant damage is remedied properly and promptly.
    • Locking and unlocking internal and external doors as required, activating, de-activating and testing automated alarm and bell systems.
    • Monitoring and administering school CCTV system.
    • Liaising with security officers.
    • Drawing up and maintaining a premises development plan which prioritises the work required and estimates costs.
    • Drawing up a list of approved contractors for repairs, maintenance and redecoration, preparing specifications and obtaining tenders, ensuring best-value.
    • Ensuring all school buildings and grounds are cleaned to agreed standards and specifications.
    • Personally undertaking agreed cleaning tasks not included in the school's cleaning specification.
    • Arranging for emergency cleaning and removal of graffiti and cleaning of laundry items.
    • Liaising with architects and surveyors and assisting in the preparation of outline specifications for alterations and improvements to the buildings.
    • Ensuring compliance by daily inspection of all areas.
    • Ensuring that hazards are removed, fire exits are accessible and that fire fighting equipment is correctly positioned and serviced.
    • Ensuring that other staff at the school are aware of their responsibilities as appropriate.
    • Providing site services as required, such as regular patrolling of site, removal of rubbish and spillages, repair of broken equipment and moving of furniture.
    • Oversee the annual testing of electrical equipment in the school after appropriate training.
    • Maintaining the premises log as a record of daily tasks and responding promptly and efficiently to any tasks recorded on the log by other staff.
    • Communication with the headteachers and school business manager, being proactive about identifying and addressing any issues.
    • Undertake all CPD appropriate to the role.
    RESOURCES:
    • Ensuring the maintenance of all school buildings, grounds and utilities and ensuring that any repairs are properly and promptly carried out.
    • Operating an agreed programme of planned preventative maintenance.
    • In liaison with the Line Manager or designated deputy, reporting on, arranging an overseeing any alterations, redecoration, building and maintenance works and specialised repair work.
    • Ensuring maintenance of the heating systems, ensuring adequate fuel levels are maintained and that frost protection system is operating as required for efficient maintenance of adequate heating and hot water provision.
    • Maintaining a location plan of all turn valves or switches for utilities, ensuring clear access and good working order.
    • Preventing unauthorised/unsafe parking on the school site.
    • Undertaking various porterage, administrative and letting duties.
    • Undertaking/arranging for the safe storing and moving of items of furniture, equipment and provisions as required. May be required to transport dinner money float.
    • Receiving and directing as appropriate all deliveries for the school, assisting in the reception and vetting of visitors, dealing with or referring enquiries as appropriate.
    • Maintaining and ordering stocks of materials, protective clothing and equipment as required and certifying goods received.
    • Keeping up-to-date records, registers, inventories and forms as required.
    • Produce a 5 year rolling Asset Management Plan.
    • Monitor procedures relating to lettings/functions on school premises, and increasing letting contracts.
    • Transporting monies to and from the bank, and delivering and collecting small items in the locality of the school.
    • Producing and implementing an annual maintenance plan which identifies and schedules service contracts and long term non-recurring, short term cyclical and preventative work.
    • Ensuring compliance with all health and safety regulations in respect of matters affecting cleanliness, security and maintenance of all school buildings and grounds.
    • Ensuring that appropriate signs and notices have been displayed.
    • Ensuring that first aid equipment and supplies are correctly maintained and readily available.
    • Ensuring the school is kept clean and tidy at all times. This includes monitoring the after school cleaning team and taking personal responsibility for cleaning areas during the day such as toilets, glass balustrades pathways, bins, playgrounds and communal areas.
    • Care for all plants in the school and ensuring the roof is kept free of weeds.
    • Maintaining the Boiler Room in a safe, clean condition.
    • General maintenance and repair or decorative work including painting.
    • Preparing rooms for functions including assemblies, meetings and fundraising events.
    RESPONSIBILITIES:
    • Manage Statlog, ensuring the school is compliant in all areas.
    • Line managing and monitoring a small team of premises staff, formulating and operating rotas to ensure that premises staff are available at all times whilst minimising premium rate payments.
    • Managing the premises budget and associated reporting.
    • Being a member of the Premises Committee of the Governing Body if required to do so, attending meetings as necessary.
    • Monitoring the provision of services by an appointed cleaning contractor in accordance with agreed procedures, and reviewing contract requirements.
    • Responsibility and liaison with external contractors on site.
    Undertake any other duties commensurate with the level of the post, as required to ensure the efficient and effective running of the School. EQUALITIES:
