Our client based in Manchester is seeking an experienced Building surveyor to join their team on a full time permanent basis.

This is a remote working position, with two days home working.


The post holder is to undertake the role of lead officer on delivering adaptations including the coordination of other disciplines included in the design, administration and inspection of projects.


Main Responsibilities include:


  • To assist in the provision of adaptation work from feasibility to completion.
  • To undertake surveys to establish design types and structural conditions of properties, preparing drawings of existing properties and adaptation proposals through the applicable use of IT systems such as Auto CAD.
  • Prepare designs from feasibility through to final design proposals and prepare detailed schedules of work and specifications ensuring that relevant regulations and legislation are complied with.
  • To carry out all general surveying duties (including nonadaptations works) in the identification and detailing of building works and associated services and the preparation of estimates/schedules of work/ drawings/sketches and all other contract documentationrequired for the procurement of such works.
  • To undertake surveys to a defined programme on an ad hoc basis to establish, record and report on the condition of existing stock, HHSRS & Damp and Mould.
  • Prepare designs and contract documentation for projects to ensure that surveys of properties are carried out to defined maintenance programmes
  • Undertake the duties of a designer/client as defined within the Construction (Design and Management) Regulations
  • To carry out an inspection function on projects and schemes let by Southway Housing
  • Trust or its consultants under all standard forms of building contract to ensure compliance with specifications and contract conditions and ensure excellence in customer care.
  • Carry out post inspections of repair and void works to ensure work is completed to the required standard. Monitor and resolve all problems during the delivery process and provide trend analysis data to improve the service.
  • Investigate, resolve and report on enquiries/complaints from various sources within predetermined timescales.
  • Inspect, schedule and administer fire damage work including recovery of costs via the Trust's insurers and any Loss Adjuster involvement.
  • Provide outstanding customer service and the ability to placate residents, who have escalated maintenance cases by listening and showing empathy, with an inclusive attitude to finding solutions.
  • To monitor and manage budgets for all associated legal costs ensuring regular reporting ensuring budgets are maintained or early warnings put in place to address.
  • To carry out any duties commensurate with the level of the post

Hours of Work:


  • 37 Hours per week
  • Monday-Friday
  • Core Hours 10am4pm
  • Two days working from home
