    Description

    Wir suchen Dich als Asset Manager (m/w/d) mit technischem Hintergrund an unseren deutschen Standorten Berlin oder Hamburg für die Assetklasse Retail & Logistics

    Deine Aufgaben:

    • Du entwickelst als Eigentümervertreter Objektstrategien in Übereinstimmung mit Business-Plan-Vorgaben sowie mit ESG-Zielen und identifizierst, steuerst und implementierst Value-Add-Projekte in den Objekten Deines Portfolios
    • Du verantwortest und optimierst die technisch-wirtschaftlichen KPIs der von Dir betreuten Objekte und leitest notwendige Maßnahmen ein
    • Idealerweise hast Du Erfahrungen mit DCF/NPV-Berechnungen und Szenario- und Hold-Sell-Analysen
    • Du förderst proaktiv (digitale sowie fachliche) Innovationen, um den Wert des verwalteten Assets/Portfolios sowie der internen Prozesse zu steigern
    • Du begleitest An- und Verkaufsprozesse und steuerst dabei sowohl die technische als auch die ESG Due Diligence sowie wirkst idealerweise auch kaufmännisch bei Akquisitionen und Verkäufen mit
    • Du unterstützt das Team bei der Erstellung und Kontrolle der Instandhaltungs- und Businessplanung
    • Du kollaborierst mit verschiedenen internen Interessengruppen (z.B. Fonds-/ Transaktionsmanagement)
    • Du bist verantwortlich für Projektentwicklungen (forward purchase and forward funding) und die Organisation und Steuerung des technischen Gewährleistungsmanagements
    • Du steuerst und kontrollierst externe Dienstleister (insb. Projektsteuerer, Planer, Property Manager)
    • Du verfügst über ein erstes strategisches Netzwerk, welches du weiter ausbaust und pflegst (bspw. Behörden, Architekten, Generalunternehmer etc.)

    Was Du mitbringst:

    • Du hast Spaß an technischen und kaufmännischen AM-Themen und ESG und bewegst Dich gerne in einem dynamischen, internationalen Arbeitsumfeld
    • Du besitzt relevante Berufserfahrung in einer vergleichbaren Position und möchtest Dich kontinuierlich weiterentwickeln
    • Du hast ein Studium des Bauingenieurwesens, der Architektur, der Versorgungstechnik oder eine vergleichbare Ausbildung erfolgreich abgeschlossen, verfügst über ein fundiertes technisches, idealerweise auch baurechtliches Fachwissen und konntest dies in der Praxis bereits unter Beweis stellen (inkl. gute Kenntnisse relevanter Regelwerke wie z. B. HOAI, AHO, VOB etc.)
    • Nice to have: Ein Zusatzstudium im Bereich Real Estate Management oder Business Administration bzw. praktische Erfahrungen im kaufmännischen AM oder der Projektleitung bzw. -steuerung sind außerdem von Vorteil
    • Du bist ein ambitionierter Teamplayer, routiniert in der Zusammenarbeit mit kaufmännischen Asset Managern und anderen internen und externen Parteien (insb. Property Managern)
    • Du verfügst über ein ausgeprägtes Verhandlungsgeschick und Kommunikationsstärke, inkl. sehr guter Deutsch- und Englischkenntnisse in Wort und Schrift
    • Du hast sehr gute analytische (Prognose-)Fähigkeiten sowie ein betriebswirtschaftliches Verständnis
    • Du kennst Dich mit dem MS-Office-Paket (insb. Excel) aus und verfügst idealerweise bereits über Kenntnisse in BiSon
    • Du bist flexibel und belastbar und reist gerne zu Deinen betreuten Objekten oder zu Deinen Teammitgliedern an anderen Standorten
