    Description

    As part of the EMEA Portfolio Management Group this role supports in strategic direction and financial analysis a multi-country regional Data Centre (Asset) portfolio.

    The role will focus on strategies associated with the development of sales, revenue growth, capital deployment, and expansion within responsible markets.

    Analysing and ensuring execution of strategy, including P&L guidance for properties/assets and Country Leadership within their region, and working with all aspects of the organization (Sales, Country Managing Directors, Legal, etc) to obtain internal approvals and negotiations of external customer deployments within the portfolio.

    In supporting regional P&L management, the Asset Manager drives growth and will work with internal and external teams on leasing and re-development.

    The Asset Manager will also support external growth through acquisition, working alongside local country leadership team, country Managing Directors, and the regional Acquisitions/Investments team.

    The Asset/Sr. Asset Manager will be accountable for accurate reporting and forecasting with respect to the assigned region or portfolio.

    This Asset/Portfolio Management role offers you the opportunity to expand your skills and experience in multiple areas, including client management, capital investment analysis and forecasting accountability in collaboration with the Finance Team, within the thriving Data Centre industry.

    Working in conjunction with internal stakeholders throughout the organisation, you will be actively involved in renewals of existing agreements and negotiating new customer agreements working alongside Sales, Country, Segment and Legal teams.

    The role involves working with internal teams on the master planning and construction of new and existing data centres along with the financial recommendations associated with such projects.

    Bachelor's degree (BA/BS) with relevant asset (real) management experience preferred. Prior Data Centre industry desirable.
    Ability to provide leadership and direction to team and/or indirectly to others within Digital Realty.

    Ability to read and understand legal documentation; insurance certificates and riders, mortgage and portfolio debt instruments, construction specifications, plans and contracts.

    Analysing, and interpreting financial statements, budgets and financial forecast models.
    Analysing the financial impact of capital allocation decisions and thinking creatively to maximizing returns.

    Working with internal Segment and Market Strategy teams to analyse, interpret and summarize market information such as historic supply and demand trends, competitor information, market comparables, and projected trends.

    The ability to effectively respond, verbally or in writing, to sensitive issues, complex enquiries or complaints.
    Experience working through entitlement development, master planning and construction oversight from an ownership / strategic perspective.

    You will invest the largest part of your time collaborating with internal stakeholders (Country Team, Legal, Sales, Segment, Market Strategy, Finance) and external customers to help facilitate the growth and profitability of the organisation, including attending operational and construction meetings and ensuring we have a thorough understanding of the activities on-going in the data centre market for each region allocated.

    In addition, and just as important, will be the analysis you will provide regarding leasing, re-development, capital improvements, and property and technical operational expenditures for these sites, together with accurate financial reporting and forecasting.
