    Job summary

    Undertake a wide range of duties associated with the general and preventive maintenance requirements of the Hospice site, including fixed and portable plant and equipment.

    The role requires carrying out routine, and non-routine, preventive, planned, modernisation works or corrective maintenance when required throughout the hospice and its grounds.

    This front of house role will involve regular Statutory checks and audits, along with working efficiently, sensitively, and confidentially with other Hospice Departments and external contractors.

    We are not a Licensed Sponsor & therefore are unable to provide sponsorship to applicants who do not have the Right to Work in the UK.

    Main duties of the job

    To be responsible for working, as a team or individually, in ensuring scheduled preventive maintenance, and essential repairs are completed in a timely and efficient manner. This will include working on new minor projects throughout the Hospice site.

    To assist in ensuring that the Hospice operates in a compliant and safe for all users, staff and visitors in regard to all CQC, and Health & Safety, regulation. This will involve undertaking compliance testing are undertaken, completed, and recorded. This will include carrying out routine servicing and auditing of plant and equipment.

    To be the lead Estates Officer (Qualified) for any works that require a recognised trade qualification and experience.

    Full training will be provided before you are expected to work independently.

    Supporting Hospice services and departments providing a professional, effective, and efficient maintenance service that shows understanding, good communication skills and prompt high quality work that is required.

    To provide a caretaking and portaging service to the Hospice during working hours, and an out of hours on-call service every alternative week.

    RESPONSIBLE FOR To maintain and carry out repairs - preventive maintenance) as well as new works or projects to all Hospice buildings and grounds.

    Servicing and auditing equipment.

    Supporting Hospice services and departments providing a professional, effective, and efficient maintenance service that shows understanding, good communication skills and prompt high quality work that is required.

    To provide a caretaking and portaging service to the Hospice.

    To assist in ensuring the Hospice is compliant and safe for all users and staff and ensure all CQC, and Health & Safety, compliance testing are undertaken, completed, and recorded.

    To be the lead Estates member for any works that require a particular trade skill such as plumbing.

    To be the lead in supervising any agency staff that are employed in the Estate team. This is to include Estates Volunteers.

    To be the department Health & Safety Rep, and lead on any Health Safety concerns under the direction of the line manager.

    To be on the On Call rota.

    JOB SUMMARY

    MAIN DUTIES AND RESPONSIBILITIES

    Buildings and Maintenance

    To have a Trade qualification, and extensive practical experience, in the building trade that includes a range of building skills. This position requires one or more qualifications in Plumbing - City & Guilds 2 or equivalent, and/or construction.

    Responsible for carrying out general day-to-day maintenance tasks along with undertaking first level fault finding, under the strict supervision and direction of the Head of Department and Health & Safety Manager (such as Plumbing)

    The role will be an integral part of the Hospice Estates Team, demonstrating attention to detail, be able to work individually as well as part of a team, have excellent communication skills and professionalism.

    To undertake mandatory training according to Saint Francis Hospice policy, to include statutory training.

    To know the location of all fixed electrical and mechanical equipment, water drainage, electricity/gas services, fire safety and security systems in place throughout the Hospice and its buildings and grounds.

    Follow the safe working procedures established for the regular maintenance and emergency repair of Hospice plant and equipment.

    To use initiative on what needs to be escalated to external contractor(s), communicating effectively with Head of Department, while prioritizing workload and urgency.

    To be responsible, along with the Team, for the maintenance and safety testing of a range of equipment belonging to the Hospice, and documenting findings.

    To maintain an inventory of all equipment located in the workshop and Estate storage areas on the Hospice site.

    To be qualified in PAT Testing, and responsible for PAT testing all Hospice portal equipment on an annual basis, and if required assisting ICT with IT PAT testing.

    Carry out minor repairs to the Hospice premises buildings fabric and fixtures and fittings, as directed, as long as suitably qualified, and adhering to Health and Safety.

    To assist in ensuring all required documentation for on-site contractors, including Permits to Work, contractor signing in and out register, and Risk Assessments, are carried out when required.

    To work out of hours (On Call and occasional Overtime) aiding when required.

    To deal with all queries or requests with efficiency, professionalism, politeness, confidentially and to a level expected by the Hospice. To always show sensitivity when working in clinical areas

    To assist in basic vehicle maintenance of the Hospice fleet, to include delivery and pick up of vehicles for MOTs and servicing.

    To assist in the weekly washing and cleaning of all fleet vehicles.

    Other

    Ensure that all activities are carried out with due regard to safe systems of work and safe practice in accordance Health & Safety including Risk Assessments. Reporting of any difficulties or safety issue hazards that can affect you or others in the workplace.

    To assist in the weekly testing of fire alarms

    To assist in the statutory testing programme to ensure the Hospice follows CQC procedures and government guidelines ensuring the organisation remains compliant and safe. This includes carrying out safety checks and audits and recording findings.

    Assist with maintaining the safety and cleanliness of external (and internal) storage areas for refuse, recycling, and clinical waste. Liaise with Refuse & Recycling Contractors as required. This will involve regular visits to the local Refuse depot.

    To assist in keeping the workshop clean and tidy, ensuring all tools are safely and correctly stored.

    Work independently without direct supervision managing own work identifying any deficiencies in equipment and tools used and report them to the Head of Support Services

    To support Hospice events when required (including working flexibly and out of normal hours) This involves the set-up of rooms for meetings/events in the Hospice Education Centre as well as for any Fundraising events when required.

    Management of the Help Desk tickets, and allocation of jobs to team. This includes the re-allocation of tasks based on prioritisation and urgency.

    Follow the checking procedure for receipt (and returns) of deliveries and items.

    Deliver goods to correct department on same working day. Assist with maintaining designated storage areas in safe and tidy condition.

    Provide a caretaking and porterage service to all Hospice departments.

    To support and work in any of the Estate roles if there are gaps in staffing at the discretion of the manager.

    The post holder will be expected to take on responsibilities as and when or required in line with service re-design and service development.

    To carry out routine repairs and modernisation works of areas (tiling, new doors, flooring, painting decorating)

    To undertake estate improvement works under the direction of the HOD

    To assist operationally on any Hospices accommodation projects and moves

    To be one of the Estates designated drivers.

    The post holder will need to work flexibly to ensure appropriate emergency cover is available out of hours.

    To assist the Estate team in the delivery of a timely, responsive, and proactive maintenance Service Desk for the Hospice, always working within and in accordance with Hospice policies and procedures

    To assist the Head Gardener and garden volunteers on any general garden projects/works or when required. This is to include the maintenance and upkeep of the Hospice ponds.

    To work with, plan and supervise the Estates Volunteers

    Work closely with ICT department to help support their annual PA Testing programme.

    To be the lead on PUWER

    Essential

  • Holder of a current PAT testing certificate.
  • Relevant professional, accredited qualification(s) with knowledge and/or experience across a broad range of trade skills such as Plumbing or construction
