    Description

    Previous dealings with buildings of this size is also a must. Working as part of a team based in London, the Property Building Manager will be responsible for the day-to-day management of the site, and this will include building strong relationships with tenants and contractors. Good communication and the possession of strong IT skills including the use of all Microsoft office programmes is essential.

    Salary: £ 22,441.15 per annum

    Hours: 20 hrs per week (over 5 days)

    Responsibilities:

  • Overseeing the post refurbishment snagging with the principal contractor and subcontractors
  • Managing all contractors required to maintain the building including M&E, lift.
  • Regular inspection of plant and equipment and continuous liaison with maintenance engineers in order to maintain a close working relationship, agreeing work programmes, authorising the purchase of additional materials and where appropriate out-of-hours working and advising occupiers who might be affected by any works carried out by the engineers.
  • Working closely with M&E, lift and health & safety consultants ensuring all plant and life safety equipment is legally compliant.
  • Maintaining all health & safety documentation, including fire safety, water treatment, evacuation procedures, risk assessments and incident reporting
  • Implementation of a purchase order system for all works, authorise all subsequent invoices for payment on satisfactory completion.
  • Approving RAMS and creating permits to work.
  • Carrying out monthly property inspections, record findings on site issues tracker and close off items in required period of time.
  • Monitoring tenant compliance.
  • Managing one direct report.
  • Managing and monitoring transfer of services including M&E and soft services to new service providers including Tender and mobilisation.
  • Ensuring exemplary partnerships with local authorities and excellent customer service with the general local public, tenants and management of stakeholders.
  • Monitoring environmental impacts of M&E equipment and ensuring renewable life cycles are implemented where possible.
  • Monitor the service budgets, in consultation with Client Treasure.
  • Report preparation on budget expenditure and invoicing approval.
