    SENIOR ESTATES SURVEYOR REQUIRED

    Oxfordshire

    Park Avenue are working in association with a Local Authority in Oxfordshire who require a Senior Estates Surveyor.

    We've worked closely with this council, and the hiring managers for over 5 years, and are certain you'd enjoy the work, and team you're surrounded by

    The portfolio you'd manage is made up of the Councils assets comprise leisure centres, community centres, car parks and parks, properties let to sports clubs/community groups. There are also some investment assets, including industrial properties, multi-let offices and FRI let offices, and two shopping centres let on long leases.

    Job role:

    • To assist on strategic property projects on behalf of both councils
    • To undertake disposals as appropriate
    • To undertake property searches, option appraisals and feasibility studies, together with negotiations for freehold and leasehold acquisitions
    • To conduct good estate management of thecouncils' tenanted property portfolio to:
      • ensure revenue is maximised through the negotiation and implementation of rent reviews, lease renewals or lease restructures.
      • ensure proper compliance with Landlord and Tenant covenants.
      • ensure service charges are implemented as appropriate.
      • ensure all aspects of dilapidations are properly negotiated including arranging schedules of condition to ensure the councils' property assets are properly protected.
      • identify new opportunities for revenue generation or revenue savings.
      • provide appropriate information for the maintenance of accurate estates records on Concerto, etc.
    • To undertake day to day management of both councils' non-tenanted property holdings
    • To provide professional expertise, advice and bespoke solutions to colleagues, service teams and others on property management and various other property related matters
    • To prepare reports instructing the councils' legal team in respect of property transactions
    • To deal with ad hoc customer queries

    This is a hybrid role. You are the required to undertake site inspections, and attend the offices once every 3 months for a team meeting.

    MRICS is required. Public sector experience is desirable.

    Full JD and Asset Management Plan are available upon request.
